Employing the use and need of specialized testing and monitoring, diagnostic equipment; works synchronously with Control Technicians / trade personnel maintaining the building systems integrity, exercises functional supervision of other employees of lower grade performing related repair and maintenance activities. |

| Acts as the first responder for all off-shift maintenance calls for all off-shift Metasys Building Operation Systems alarms, temperature (too hot/too cold) calls, and calls involving emergency and routine repairs (as allowed by existing codes) involving non-licensed plumbing, electrical, elevator entrapments and failures, heat and cooling systems, security hardware, locks and life safety equipment failures. Calls also involve fire alarms, sprinkler activation, and custodial calls that present a health or safety risk. Performs corrective actions to trouble calls and alarms or determines that a specialized tradesperson or service contractor is required to make necessary repairs. Performs scheduled maintenance tasks as required or as assigned. Coordinates the actions of personnel called to resolve emergency situations. |
