Position Summary:

Primary Responsibilities:

  • Monday - Friday schedule (9:00am-5:00pm)
  • Having the ability to properly and effectively communicate in a professional manner with faculty, staff, and tenants regarding status or scheduling of repairs
  • Making general repairs to existing installations of water, waste disposal, HVAC systems, and minor electrical systems
  • Performing miscellaneous painting and carpentry work including drywall patching and furniture repairs
  • Performing routine maintenance of HVAC systems including filter replacement, drain pan and coil cleaning, repairing/unclogging of condensate drains
  • Performing maintenance and minor repair work on hot water heaters and boiler systems including cleaning strainers, flushing coils, replacing heating elements etc.
  • Inspect vacated residences and complete make-ready checklist.  Perform duties to restore residences to “make-ready” condition.  Re-Inspect vacant apartments / townhomes with PM.
  • Place orders for parts and supplies, use of electronic documentation and maintaining supply of existing inventory. Picking up/ delivering parts or equipment as needed
  • Maintain electronic schedule of all annual, routine, and preventative maintenance.
  • Monitor and maintain building systems, including electrical and mechanical spaces
  • Assist and inspect work performed by outside vendors and contractors
  • Follow established company policies and those outlined in Rollins guidebook
  • Assure safety standards comply with company, local, City, State, and Federal guidelines
  • Performing related duties as assigned

Minimum Qualifications:

 

  • High school education or trade school is required
  • Requires two to three years of job related experience
  • Knowledge of methods, tools, techniques and procedures of miscellaneous plumbing, HVAC, electrical, and carpentry repairs, painting and drywall installation
  • Knowledge of local city ordinances and codes, and OSHA workplace safety standards
  • Ability to perform strenuous work, including lifting heavy objects up to 50lbs, along with the ability to stand or stoop for prolonged periods of time
  • Able to climb ladders, or use Arial lifts w/ harness (training provided)
  • Ability to interpret and follow verbal and written instructions and diagrams
  • Ability to work independently or function as team
  • This position will require Rollins vehicle maintenance and responsibility
  • Use and secure Rollins owned tools and equipment

As a condition of employment in this position, the incumbent will be subject to on call requests outside of regular hours and to respond to emergencies. The on-call phone will be a shared responsibility between technicians
