About the Opportunity

Programmed Facility Management is seeking an experienced Commercial Estimator to join our growing commercial team based in Melbourne.

This position plays a critical role in the preparation of accurate, commercially competitive and risk-aligned pricing submissions across a range of Facilities Management, Hard FM and maintenance opportunities.

Working closely with operational stakeholders, finance teams, business development professionals and contract executives, you will develop pricing models, cost estimates and commercial submissions that support successful tender outcomes whilst ensuring profitability and contractual compliance.

This is an excellent opportunity for a commercially minded professional with strong analytical capability, stakeholder management skills and an understanding of technical maintenance services.

Key Responsibilities

• Develop accurate pricing models and cost estimates for facilities management, maintenance and technical services contracts.
• Analyse scopes of work, asset data, labour requirements, material costs and subcontractor pricing.
• Build commercially competitive submissions that balance profitability, risk and market competitiveness.
• Coordinate pricing inputs from operational, technical, procurement and finance stakeholders.
• Prepare financial models, commercial documentation and executive approval presentations.
• Support tender, bid and proposal development from initial pricing through to submission.
• Assess commercial risks, assumptions, exclusions and contract requirements.
• Monitor project milestones and tender deadlines to ensure timely delivery of submissions.
• Contribute to transition planning and post-award contract implementation activities.
• Assist in the continuous improvement and standardisation of estimating processes and pricing methodologies.

About You

To be successful in this role, you will be a commercially astute professional with strong analytical skills and the ability to work collaboratively across multiple business functions.

You will also possess:

• Previous experience as a Commercial Estimator, Facilities Management Estimator, Commercial Analyst or similar role.
• Experience developing pricing models for maintenance, facilities management, construction, infrastructure or technical services contracts.
• Advanced Microsoft Excel skills and strong financial modelling capability.
• Excellent written and verbal communication skills.
• Strong stakeholder engagement and relationship management abilities.
• Experience presenting pricing recommendations and commercial outcomes to senior stakeholders.
• Exceptional attention to detail and a high level of commercial acumen.
• Ability to manage competing priorities and work to strict deadlines.
• Strong organisational and problem-solving skills.

Highly Regarded

• Trade qualification or technical background in Electrical, Mechanical, HVAC, Plumbing, Building or Facilities Management.
• Experience within Facilities Management, Hard FM, Infrastructure or Maintenance Services environments.
• Experience managing KPI, SLA and abatement pricing models.
• Advanced capability in Microsoft PowerPoint and commercial reporting.
• Experience participating in contract transitions and mobilisation activities.
