Facility Operation & Maintenance Manager

Position Summary

The Facility Operations & Maintenance Manager at the Management Education Center in Troy, MI will oversee the operation and maintenance of the building, grounds, and essential systems including mechanical, electrical, security, audio-visual, and IT systems. This position coordinates and manages necessary maintenance, repairs, cleaning, and modifications, working with both internal teams and external vendors. The role also includes managing equipment maintenance, ordering supplies, securing purchase orders, and maintaining service contracts. The Facility Operations & Maintenance Manager ensures building safety, coordinates emergency planning, and monitors health and safety compliance in line with university policies. The role involves financial and administrative duties, such as assisting with the annual building operating budget, preparing financial projections, and managing space planning and utilization. The Facility Operations & Maintenance Manager will also engage with clients to schedule facility use, ensuring all safety, security, and regulatory requirements are met. The position includes a variety of other duties as assigned, contributing to the smooth and efficient operation of the facility.

Duties and Responsibilities:

Building and Property Management – 40%

  • Monitors the MEC-Troy building, grounds, mechanical, electrical, security, audio visual & IT systems.
  • Performs necessary maintenance and repairs or coordinates and oversees internal and external vendors for maintenance, repairs, cleaning and modifications as necessary.
  • Coordinates and serves as primary point of contact for equipment maintenance, repair and replacement and building services such as electrical, plumbing and air handling.
  • Orders and maintains MEC-Troy supplies.
  • Secures purchase orders for goods and services by coordinating purchase requisitions recording transactions.  Verifies receipt of goods and services as ordered.
  • Maintains usage and service contract agreements for shared equipment.

Client Engagement & Support – 40%

  • Interacts with clients to schedule and coordinate the use of the facility and its resources.
  • Maintains health, safety and security standards to ensure compliance with university, state, and federal rules and regulations, in coordination with relevant university units.

Financial & Administrative Management – 10%

  • Assists in planning, developing, implementing, and monitoring the annual building operating budget with the MEC Manager.  
  • Prepares financial projections and monitors expenditure of funds associated with the building operations.
  • Forecasts short and long-term building needs; and orders and maintains shared building supplies, equipment, and maintenance contracts.
  • Assists with space planning and management, including periodic review and reporting of space assignments and utilization.
  • Assists in developing and implementing policies and procedures to support the building operations.
  • Assists in daily operational, administrative, financial and human resources functions.
  • Prepares special and periodic reports and planning documents. 

Security, Health & Safety – 5%

  • Coordinates building access and safety and emergency planning.
  • Monitors health and safety in accordance with MSU policies and procedures or other applicable guidance.
  • Communicates with university units and building occupants to resolve problems and update procedures.
  • Serves as liaison with building occupants, University departments, support units and vendors to coordinate and facilitate the building operations.

Additional Duties as Assigned – 5%

Minimum Requirements

Knowledge equivalent to that which normally would be acquired by completing a four-year college degree program in Facilities Management, Business Management, or Science; three to five years of related and progressively more responsible or expansive work experience in facilities and building operations management, including building management systems; experience with financial management including budgeting and accounting; require experience in managing scientific laboratories and buildings or a facility related to the area of employment; or an equivalent combination of education and experience.

Desired Qualifications

  • Knowledge of building codes, ability to interpret blueprints and hands on skilled trade experience (HVAC, Plumbing, etc.)
  • Certified Facility Manager (CFM) credential, Facility Management Professional (FMP) or comparable certification.

Work Hours

Generally, Monday through Friday 8 am to 5 pm. However, some evenings and weekends may be required.
