JOB SUMMARY:

Manage the operations and maintenance of the Resort Fire/life Safety, Building Management Systems (ECS), and heating ventilating and air-conditioning (HVAC) systems and infrastructure. Responsible for coordination with local utilities and associated government agencies.

MAJOR RESPONSIBILITIES:

  • Develop and manage resort wide ECS and HVAC maintenance budgets. Assure that all HVAC & Fire Alarm work (Routine Quick Calls, Preventative and Predictive Maintenance, Discretionary and Emergency repairs) is performed in such a manner as to stay within the budgeted constraints.
  • Coach and counsel Supervisors on areas that will assist the Supervisors in improving their daily performance to include Personnel Development, Succession Planning, Project Management, Performance Reviews, Employee relations, Customer Service, Leadership skills, Delegation, Empowerment, Tech Service’s Culture, Safety Management, Decision Making, Identifying & Solving Problems, Allocating & Using Resources, Managing & Sharing Information, Planning, Improving Work Processes & Technology, Communications, Creativity.
  • Manage routine maintenance and PM schedules of department’s operations with major emphasis on HVAC, ECS and CEPs. Ensure all Routine, Quick Calls, Preventative & Predictive Maintenance, Discretionary and Emergency repairs are being performed as per OSHA & Universal Quality Standards.
  • Monitor and adjust utility controls to achieve maximum equipment efficiency and reduce variable operational costs as they apply to monthly billing cycles with major emphasis on reducing Utility costs as they relate to ECS and HVAC equipment and operations.
  • Review performance evaluations as well as personnel development plans. Ensure all team members’ performance is evaluated accurately and communicated in a timely and appropriate manner. Ensure all employee developmental needs are addressed & communicated and plans are implemented to increase individual capabilities and departmental operational readiness.
  • Assist Ride & Show maintenance with M.E.P. issues to ensure ride reliability and maximum operational time. As needed, ensure all possible assistance is given to the Ride & Show Supervisors on all HVAC and ECS issues / initiatives as they apply to the readiness of the various venues and rides.
  • Understands and actively participates in Environmental, Health & Safety responsibilities by following established UO policy, procedures, training and team member involvement activities.
  • Performs other duties as assigned.

SCOPE:

Major responsibilities include management of resort wide fire & life safety systems, HVAC systems and development and management of ECS and HVAC operating budgets. Also responsible for resort wide energy conservation initiatives as it pertains to ECS and HVAC equipment.

EDUCATION:

  • Associate’s degree (AS) or equivalent from two-year College or Technical School. (Preferred)
  • Other: Professional engineering registration and/or extensive M.E.P. experience highly desired.

EXPERIENCE:

  • 5-7 Years: (Required) Combination of design, operation, and maintenance of industrial power distribution and/or central chilled water air conditioning systems and/or commercial plumbing systems
  • Or equivalent combination of education and experience

CERTIFICATIONS, LICENSES, REGISTRATIONS:

  • Electrical or mechanical contractor license preferred.
  • Professional engineering registration is preferred.
  • Government or military engineering designation or certification is preferred.
