JOB SUMMARY:

Responsible for overseeing all third-party utilities initiatives and vendors participating in the maintenance or repair activities for HVAC, electrical, plumbing, elevators, restaurant equipment, and other specialized maintenance and equipment to ensure the highest possible quality standards for Universal Kids Resort (UKR). Reinforces all UKR safety policies and procedures with vendors and teams. Determines planned work and vendor initiatives and leads seasonal weather sustainment initiatives.


JOB RESPONSIBILITIES:

  • Manages the partnerships with third party vendors performing major repairs and maintenance efforts including but not limited to HVAC, electrical, plumbing, elevators, restaurant equipment, pool, and other specialized maintenance by monitoring and providing direction in regards to all contractual obligations such as financial reporting, Guest service, show/product quality, operating hours, facility cleanliness, and safety. Supervises all work such as routine, quick calls, preventative & predictive maintenance, discretionary and emergency repairs. Ensures all projects are completed by vendors within designated time frames to UKR standards.
  • Coordinates with other UKR departments and tracks work orders using Maximo system to support all labor and non-labor expense. Utilizes Maximo systems to update essential data for the daily operation. Coordinates the planning of projects through detailed scope of work, written procedures, budget, estimated time, material, and resources needed to successfully complete work orders and capital projects. Produces documentation and standards to ensure vendors completes work to Universal specifications. Develops documents, SOPs, and job plans by researching, developing, analyzing, and documenting best practices and standards regarding Utilities and disseminates related information in the creation of the Utilities PQS system.
  • Monitors the quality and effectiveness of vendor’s work. Oversees equipment distribution and preventive maintenance to all company-owned equipment, emergency planning and response, vendor/supplier inspections, and licensing requirements.
  • Focuses on fiscal responsibility, ensuring budget spending is controlled and reported properly for third-party services. Monitors budgets weekly to ensure contracted labor is correctly allocated and optimize where possible, building in mitigation plans for budget overages. Prepares allotted budgets to include daily operation and LRP (Long Range Planning) for future development.
  • Understand and actively participate in Environmental, Health & Safety responsibilities by following established UDX policy, procedures, training, and team member involvement activities.
  • Perform other duties as assigned.

CERTIFICATIONS, LICENSES, REGISTRATIONS:

Preferred licenses include one or more of the following:

  • Journeyman Electrical
  • Journeyman Plumber
  • HVAC License A or B
  • Universal Refrigerant Handling EPA Certification
  • Contractor license as one or more of the following: Electrical, HVAC, Plumbing
  • Government or military Utility trade designation or certification

EDUCATION:

  • High school diploma or GED required. Associate’s degree (AA) or equivalent from two-year college or technical school preferred.

EXPERIENCE:

  • 3+ years of experience in utilities or a related field required, 1+ year of experience of vendor management is preferred; or equivalent combination of education and experience.
