JOB SUMMARY:

Responsible for managing critical phases of construction for multi-faceted projects and ensuring timely completion, supporting multiple projects of various sizes simultaneously. Works closely with construction managers and facility design managers to progress construction development and coordinates with general contractors to serve as a liaison between the general contractors and project team. Responsible for expediting the review and response for requests for information (RFIs), shop drawings and submittals, and the maintenance of as-built documents. Coordinates with civil engineers on site infrastructure designs and with architects and engineers on all mechanical/electrical/plumbing (MEP) inputs for facility designs. Visits work sites and coordinates with contractors’ field teams to perform contractor supervision. Monitors the quality of construction and supports document control for all QA/QC documentation.

MAJOR RESPONSIBILITIES:

  • Construction Phase: Attends or oversees daily, weekly, and monthly area meetings of contractors/vendors and documents the results in daily/weekly/monthly meeting minutes. Evaluates contractor and vendor change order requests and acts as an interpreter for creative elements between the project team and general contractors. Maintains all required construction management processes including but not limited to: RFIs, shop drawings, directives, submittals, punch lists, short form agreements, and other documents as required. Supports UO project team for progress payments and related walk-throughs and inspections. Reviews project schedule weekly to monitor the progress of the site and facilities and takes photos and videos to document progress. Establishes site-visiting procedures with general contractors and project team for vendor visits. Monitors all third-party construction development and reports results. Manages and coordinates staging area inventories for arrival and dispatch.
  • Bid/Award Phase: Develops and prepares requests for proposals (RFPs). Prepare documentation required for site access, lay down and other logistics for the contractors and vendors. Assists with responses to contractor and vendor questions for RFPs. Prepare the final evaluation and recommendations for bids and proposals.
  • Closeout Phase: Manages punch list activities. Reviews submittals from the contractor for all close-out documentation including but not limited to shop drawings, submittals, as-built drawings, warranties, lien waivers, etc. Assist in reviewing final submittals for accuracy and completeness. Assists in the preparation of an overall project postmortem.
  • Pre-Construction Phase: Monitors the development of construction documents with the project architect(s). Facilitates the pre-qualification and evaluation of potential construction vendors. Works on site/construction sequence and logistics with general contractors, vendors, internal departments and the project team with regards to access, insurance, etc. required to gain access to the site. Works with the general contractors in setting up mock-ups and samples areas. Develops site lay down and access plan for the project in coordination with the contractors.
  • Design Phase: Facilitates the review of all design phase submittals from the architects and vendors. Reviews design documents for completeness, revisions, and coordination between design teams and compiles a list of comments. Reviews the existing facility status to evaluate what potential issues must be addressed by the design documents. Attends design progress review meetings. Contributes to the recommendation for value engineering (VE) alternatives if required.
  • Understand and actively participate in Environmental, Health & Safety responsibilities by following established UDX policy, procedures, training, and team member involvement activities.
  • Perform other duties as assigned.

EDUCATION:

  • Associate degree or equivalent from two-year college or technical school in engineering and/or construction management or related field is required.
  • Bachelor’s degree in engineering and/or construction management or related field is preferred.

EXPERIENCE:

  • 3+ years’ relevant construction/project management experience.
  • Previous experience with turnkey projects, specifically within the theme park/entertainment industry is preferred; or equivalent combination of education and experience.

  • Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws.
  • Must be comfortable working in a dynamic environment where it may be necessary to implement design changes during the construction phase of a project.
  • Strong and effective communicator, both verbally and written, who can interface cooperatively with various departments of the company, as well as vendors and contractors.
  • Possess good organizational, analytical, and problem-solving ability
  • Detail oriented with the ability to multi-task.
  • Knowledge of project management software
