General Maintenance Technician

Responsibilities:

  • Responsible for troubleshooting and repairing HVAC, water feature equipment, plumbing systems, boilers, electrical systems, facility paint, energy management systems, and low voltage control systems.
  • Responsible for keeping accurate and complete documentation including maintenance of work order systems, daily opening report, hot work permits program, and EHS/Safety Material Safety Data Sheets, etc.
  • Responsible for locating and repairing defects in commercial facilities structures and related buildings systems.
  • Interact positively with vendors or outside agencies for emergency service responses for systems. Coordinate emergency repairs as needed.
  • Promote and provide extraordinary guest service for both internal and external guests; answer questions, offer information, and provide assistance in a courteous manner.
  • Understand and demonstrate the proper use of safety practices and ensure department standards are maintained and safety policies are upheld.
  • Performs other duties as assigned

Qualifications/Requirements:

  • Must be 18 years of age or older
  • Minimum three to five years of maintenance technician or journeyman electrician experience in mall or commercial venue environment required.
  • 3-5 years technical and trade experience
  • Must be able to operate forklift, scissor lifts, and boom lifts.
  • Valid California Class C Driver’s License required.
  • Knowledge of applicable code requirements; methods and practices followed in the maintenance of tools, machinery, and equipment
  • Ability & willingness to work a variety of schedules, overtime, nights, weekends and holidays with short notice
  • Ability and willingness to respond to incidents in locations requiring climbing, fall-protection, and other non- traditional work-environments.
  • Must possess excellent interpersonal communication skills both verbal and written on a technical level
  • Must have the ability to work independently and as part of a team
  • Employees are expected to comply with the attendance policy that covers the position

Desired Characteristics

  • High school diploma or GED preferred, not required
  • Excellent organizational, verbal and written communication skills
  • Demonstrated ability to work with all levels of employees and management, and willingness to give assistance to co-workers.
  • Demonstrated ability to work independently under pressure; proactive thinker/self-starter
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and/or governmental regulations. Ability to write reports, business correspondence, and/or procedure manuals. Ability to effectively present information in one-on-one and small group situations to guests, co- worker, venders, regulatory agencies, community organizations and/or members of the business community.
  • Ability to apply basic mathematical concepts such as addition, subtraction, multiplication, and division in all units of measure, using whole numbers, common fractions discounts, percentages, and decimals. Ability to perform these concepts using: weight measurement, volume, distance
  • Ability to read Graphic instruction (i.e. blueprints, schematic drawings/layouts, work orders). Ability to work in a fast paced/pressured environment. Knowledge of latest maintenance tools and materials required. Advanced knowledge of diagnostics and repair of electronic, mechanical and electrical components of HVAC systems
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
  • Ability to contribute to system improvement process

Working Conditions:

  • Some jobs require an employee to be exposed to inclement weather conditions

  • Exposure to weather, noise, and hazardous materials
  • Required to work in confined spaces

Physical Requirements:

  • The employee must regularly/frequently/occasionally lift, carry, pull, push, and/or move up to 50 pounds
  • The job duties require an employee to traverse rough terrain
  • Must be able to stand, walk, bend, stoop, sit, reach, lift, talk/hear, climb, etc. regularly/frequently/ occasionally for extended periods of time
  • Specific visual abilities (with or without corrective eyewear lenses, etc.) required by this job include close vision, distance vision, peripheral vision, and depth perception.

The pay rate for this role is $33.00 per hour
