Essential Job Functions: | 1. Trains, leads, schedules and supervises HVAC Technicians to carry out tasks with a high level of craftsmanship and ensure timely response to customers. 2. Reviews and documents work and purchase orders, bids and material lists to account for materials purchased and time spent in completing assigned work to ensure smooth operations. 3. Maintains cost, inspection and maintenance records on HVAC equipment to ensure documentation of maintenance work and timely replacement of equipment. 4. Provides technical expertise and guidance to facilities personnel and outside contractors to assists in understanding job requirements and planning for future projects. 5. Responsible for coordination of projects with outside contractors. 6. Oversees vendors and contractors to ensure quality work is completed in a timely manner, and that correct materials are used and safety procedures are followed. 7. Prepares reports of inspection and labor and materials estimates to appraise management of conditions of property and equipment and materials needed for repairs. 8. Submits purchase requisitions in accordance with established HVAC schedules to ensure ready availability of materials, supplies and equipment. 9. Notifies management and user groups of conditions of building and equipment and scheduling dates for repairs. 10. Performs duties safely and in accordance with established departmental guidelines, policy and procedures. Reports any injuries to manager immediately. 11. Responds to 24 hour emergencies for building and equipment repair. 12. Performs other duties as assigned or required. SPECIFIC REQUIREMENTS: 1. Available on call 24/7 for University emergencies. 2. Participates in the on call rotation. |
Marginal Job Functions: | 1. Assumes leadership for the HVAC department in the absence of the HVAC Manager. 2. Attends training as required. 3. Ability to communicate effectively with others. |
Required Knowledge, Skills, & Abilities: | 1. Ability to work cooperatively with colleagues, supervisory staff at all levels and the NSU community. 2. Ability to express ideas effectively and concisely. 3. Ability to work effectively in a service oriented environment and with frequently changing priorities. 4. Ability to follow through and carry out assignments. 5. Problem solving skills and sound judgment. 6. Ability to understand and apply University and departmental policies and procedures. 7. Knowledge of proper and safe use of tools, lubricating chemicals etc. 8. Knowledgeable in the procedures and safety measures in area(s) of specialty. 9. Knowledgeable and technically skilled in the repair and maintenance of heating, ventilating, cooling/refrigeration and kitchen equipment. 10. Knowledge of local, state & federal HVAC codes to perform installation, maintenance and repair work to meet code requirements. 11. Awareness of proper use and hazards of chemicals (paints, primers, roof coatings, caustic acids, etc.); update MSDS information as needed. 12. Knowledge of safety standards in working with tools and equipment. 13. Ability to read & interpret blueprints, sketches and schematics relating to buildings and utilities services systems. PHYSICAL REQUIREMENTS / WORKING CONDITIONS: 1. Must be able to lift, carry, push or pull a variety of tools, equipment and materials. 2. Must be able to safely lift 85 lbs. 3. Must be able to climb, balance, stoop, kneel and crouch to gain access to pipes, wiring and equipment. 4. Handles a variety of hand and power tools. 5. Near-visual acuity needed to read equipment diagrams and inspect parts. 6. Depth perception, field of vision and color vision needed in fitting and installing parts. 7. Exposed to wet and very hot conditions. 8. Exposed to noise and vibration from operating machinery. 9. Must be able to lift any trade tools, material and equipment. 10. Must be able to reach overhead. 11. May be required to work in confined areas to access equipment. |
Job Requirements: | |
Required Certifications/Licensures: | 1. EPA certified. 2. Have and maintain a valid Florida Drivers License with no more than 3 points. |
Required Education: | High School Diploma or Equivalent |
Major (if required): | |
Required Experience: | Five (5) or more years air conditioning experience. |
Preferred Qualifications: | 1. Technical schooling / specialized training 2. Journeyman's card 3. Ten (10) or more year's field experience preferred. |
