BUILDING MAINTENANCE SPECIALIST

Salary: $15.3408 - $21.5021per hour (DOE)

Provides in-house full time building maintenance on facilities under the care of the Facilities Management Office. Under general supervision, incumbent will be responsible for a variety of tasks including but not limited to: janitorial functions, routine maintenance and repair, electrical, plumbing, carpentry, preventative maintenance and repair, including remodeling and construction, of buildings and utility support services equipment; may assist with training and occasionally lead lower level subordinates. Responsible for performing all tasks within established guidelines and instructions; must adhere to and demonstrate safety rules and procedures a well as National and Local building codes. Is required to take immediate action in emergency situations and is responsible for timely reporting for corrective action.
Responsibilities include:
• Repairs and maintains all buildings in the Southern area, as assigned by the Supervisor. Ensures all building systems are functioning and performing like they are intended. Has a working knowledge of all hand and power tools required to perform duties as assigned.
• Conducts inspections and surveys to determine what material is needed to effect repairs and purchases materials as needed for assigned projects.
• Works off of the work order system and maintains a record of materials used, equipment, working hours expended, vehicle mileage and other information as required for work projects.
• Will occasionally work with vendors on projects to ensure oversight is maintained for all work performed. Helps ensure all Safety rules are being followed by all personnel. employee
• Assists fellow co-workers on projects. Shall always work to enhance the workforce efforts to optimize the work effort. Teamwork is a force multiplier and is encouraged to all.
• Supervises inmates in work programs as a force multiplier.
• Ensures all work complies with Federal, State and Local building codes and ordinances.

Knowledge of:
• National, State and Local building codes
• Methods and practices involved in remodeling, construction, installation and replacing major utility services.
• Common and specialized tools, equipment and materials related to the work.
• Techniques of work leadership and training.
Skilled in:
• The use of common and specialized tools, equipment and materials related to the work.
• Applying and demonstration of proper techniques and methods in caring for and maintaining buildings, including, but not limited to, Sheetrock and plaster, Basic plumbing, Basic Electrical, Flooring, Heating and Air Conditioning.
• Demonstrating, operating and performing preventative maintenance on powered and non powered equipment and tools.
• The layout, installation, repair and maintenance of water pipe systems and sub- systems.
Ability to:
• Estimating, costing and ordering materials.
• Reading and interpreting blueprints and schematics as it relates to buildings and relates utilities.
• Effective writing and verbal communication.
• Establish and maintain positive interpersonal relationships.
• Write reports and complete works regarding activities, transactions and progress covering a specific time period and/or project.
• Determine equipment and materials needed for a job
Desired qualifications include any combination of experience, education, and training that meets the knowledge, skills, and abilities as described. The preferred candidate would have 5 years of related construction/remodeling experience. An ideal candidate would have formal training in two or more of the primary construction trades. i.e. Electrical, Plumbing, Mechanical, HVAC, etc.

• This position requires possession of and ability to retain a current, valid state-issued driver's license appropriate to the assignment. Employees who drive on state business are subject to driver's license record checks, must maintain acceptable driving records and must complete any required driver training (see Arizona Administrative Code R2-10-207.12.)
• Candidates for this position will be required to submit to a criminal background investigation as well as possess the ability to achieve a favorable Tier 1 investigation for the purpose of obtaining a Common Access Card (CAC) within one year of hire.
