Job Summary:

The Arizona Department of Administration, General Services Division, is seeking a skilled and dedicated Maintenance Supervisor to lead our team at the Arizona State Capitol Mall. This isn't just any facility - you'll be responsible for the upkeep and operation of a historic landmark that serves as the heart of Arizona's government. As our Maintenance Supervisor, you'll take charge of a talented team of building engineers, ensuring the smooth operation of critical building systems and the timely completion of all maintenance requests. You'll be a key player in preserving the Capitol Mall's legacy, ensuring a safe and functional environment for government officials, employees, and visitors alike. This role demands a strong leader with a keen eye for detail, a commitment to safety, and the ability to manage resources effectively. Job Duties:
  • Supervises specialized and general building engineers to ensure the work completed is in compliance to NFPA, Life Safety, OSHA, State and federal requirements
  • Monitors and manages employee's work plan to ensure timely completion of work and quick response to emergency repairs. Monitors work flow and ensures that shifts are adequately staffed
  • Participates in building audits to ensure compliance to OSHA, building code, and department KPIs requirements
  • Executes, monitors and assesses strategic plan for Maintenance, HVAC, and /or the Preventative Maintenance
  • Provides oversight of contract administration including workmanship, compliance to contract, and payment
  • Meets with key vendors regularly to review any issues or concerns and keep them apprised of any changes to ADOA practices
  • Meets with customer's key department staff monthly to solicit customer feedback on team performance
Knowledge, Skills & Abilities (KSAs):

Knowledge of:

  • Principles and practices of facilities operations, maintenance, and management
  • Construction principles, methods, and techniques
  • Current applicable building and construction codes
  • Relevant statutes, rules, regulations, policies, and procedures applicable to areas of assigned responsibility

Skills in:

  • Personnel administration related to hiring, training, monitoring performance, and discipline
  • Practices of facilities operations, maintenance, and management
  • Interpretation of blueprints and schematics
  • Interpretation and application of building and construction codes
  • Developing and maintaining interpersonal relationships
  • Effective written and oral communication
  • Analysis and problem-solving

Ability to:

  • Develop and implement effective and cost-efficient preventative maintenance programs
  • Effectively supervise skilled trades engaged in corrective and preventative work, including electrical, mechanical, HVAC, sheet-rock, and plumbing
  • Use a computer for work order management and energy management systems
  • Work independently and in a team environment
  • Multi-task and adapt to changing priorities
Selective Preference(s):
  • 5+ years of experience in building maintenance and operations, with at least 3 years in a supervisory role
  • Proven track record of managing building systems, including HVAC, electrical, plumbing, and life safety
  • Experience in contract management and vendor relations
Pre-Employment Requirements:
  • Background and reference check, including a criminal records verification
