This position works under the direction of the Physical Plant Supervisor II. Provides Contractor project oversight, Contractor Compliance and Vendor performance. Performs a variety of Maintenance and landscaping tasks.
Works on the building grounds to ensure cleanliness and all plants are maintained properly. Communicates with the Phoenix Maintenance Supervisor to ensure that the grounds are the best they can be.
Works on internal and external maintenance tasks under the guidance of the Physical Plant Supervisor II to ensure that the building is maintained properly and at the highest level possible. Work consists of patching, painting, light plumbing, lighting repair including ballasts, carpet repair, HVAC Filter change outs, ability to relocate power receptacles and light switches.
Oversees Janitorial staff including ensuring that the janitorial supplies are properly stocked and work is being completed thoroughly and in a timely manner. Works with on site security for any issues that arise. Work with any and all contractors or ICA building staff to ensure coordination and completion of projects or work orders.
Conducts building safety walks and exterior walks of grounds. Collects all safety paperwork from every contractor including safety programs and JHAs. Keeps track of projects to ensure that the contractors are doing the projects to be conducted according to the scope of work.

KNOWLEDGE:
Knowledge of Electrical, plumbing, mechanical and HVAC/Stationary Engineering systems Knowledge of blueprints, schematics and methods of costing time and materials.
Knowledge of techniques of leadership and work evaluation.
Knowledge of preventative maintenance and work order software systems
Knowledge of current construction principles, methods and techniques
Knowledge of OSHA rules and have the ability in applying demonstrating and interpreting all safety laws and building codes.
Knowledge Understanding of local, state, and federal
guidelines.

Previous maintenance or handy man work in a large building setting for at least two years. One year exp equivalent to a Building Maintenance Tech Ill and any combination of training and exp in maintenance working with similar size building; 1 year exp working with the following systems: Andover EMS, York HVAC, Fire alarm, Lutron Lighting, Caterpillar generators, and Vicon camera systems; Exp with facilities mgmt and work order system; Certification for refrigerant recovery (EPA Universal Certification)
