Duties and Responsibilities: 

Management Duties:  Evaluates performance of employees and performs administrative functions for the management of all front-line personnel. Tasks to include, but not limited to, leave approvals, time absentees, performance evaluations and work reports.  Assigns subordinates or crews work orders for various maintenance, custodial, groundskeeping, construction, repair, and preventative maintenance activities.  Supervises the work of all subordinates, ensures work is performed safely, and upon completion, inspects for compliance with departmental standards.  Ensures that all departmental personnel are properly trained and can complete their duties as assigned.  Completes repairs to the physical plant as required.  Inspects building, grounds and equipment and makes recommendations for various types of repairs and maintenance needed to the physical plant at assigned locations.  Assists the Facilities Area Managers with executing quality assurance checks, inspecting the work of contractors and service providers, and the creation of cost estimates and requisitions for supplies and equipment as requested. Site Security and Emergency Response Duties:  Ensures the compliance of all safety and security policies and protocols for their assigned locations. Serves as the front-line representative of the college to ensure that these procedures are being followed appropriately.  Serves as the primary on-site coordinator for all emergency response protocols by responding to all on site emergencies. Communicates the status of these emergencies to the Incident Commander and other appropriate personnel.  Performs accident and incident reports as required.  Responsible for the proper documentation and execution of the college Key/Access Card Distribution Program.  Oversees the campus specific Access Protocol Program, ensuring that access to these facilities is restricted, properly monitored, and secured at the conclusion of campus operations. General Duties:  Predictable and reliable attendance is required to provide consistency and continuity of business services provided to the college.  Perform other related duties as assigned.

Required Education: Associate Degree OR four (4) years of directly related work experience

Required Experience: Five (5) years in the building construction trades, building maintenance, or repair of mechanical equipment OR Three years of supervisory experience in these professions.

Required Knowledge, Skills and Abilities: Language Skills: Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, construction drawings, diagrams, blueprints, or governmental regulatory manuals. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public. Must be able to demonstrate the proven abilities of intellectual reasoning, power of persuasion, and consistent dedication to the position. Mathematical Skills: Ability to work with mathematical concepts such as probability and statistical interference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations. Reasoning Ability: High Skills: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Computer Skills: Knowledge of Microsoft Office software (Outlook, Excel, PowerPoint, and Word). Ability to learn to operate College-specific software and applications. Certificates, Licenses, Registrations: Criminal Background Clearance. Valid, unencumbered drivers license. Other Qualifications: Ability to establish priorities and meet deadlines. Must be able to work in a fast-paced environment with a demonstrated ability to multi-task.

Required Licenses or Certifications: Valid, unencumbered drivers license.

Preferred Education: Bachelor’s Degree or equivalent course work in construction management, construction technology, engineering, or any combination of these courses.
