Job Title: Property Manager  

Base Location: Field Based with travel across UK/Ireland as needed  

Salary: £34,909 - £53,850 depending on skills and experience, car/car allowance, annual bonus plus a range of other benefits to support your family, finances and wellbeing.

Could you be our next Property Manager to join the team and drive this success forwards?

What will I be doing in this role? 

As the Property Manager, you will be tasked with overseeing the management of our property estate across the UK and Ireland. Your responsibilities will include ensuring legal compliance, optimising business rates, maintaining ISO certification requirements, managing budgets, and collaborating with various departments to enhance property services.

 In a typical day, you could expect to be;

  • Managing legal compliance elements associated with the property estate, including periodic legionella testing, fire risk assessments, and CDM compliance for building works/property changes.
  • Ensuring accurate apportionment of business rates to properties on the estate by engaging with local authorities and optimizing spend in collaboration with the Finance/AP function.
  • Understanding and complying with all ISO certification requirements related to the built environment, such as air conditioning maintenance plans, drainage & environmental controls, and aspects & impacts register.
  • Collaborating with procurement function and other departments to optimize spend on property services, including utility supply, security systems, access control, cleaning services, and IT connectivity.
  • Develop budget plans for all property-related spend associated with both business as usual (BAU) activity and programmed changes to property, including dilapidation estimates, furniture acquisition, and property movers.
  • Managing and directing commercial property consultants on property moves, acquisitions, and lease renewals, acting as the point of contact and decision-making authority on their activities and priorities.
  • Ensuring clear communication with "depot responsible persons" at all sites, defining responsibilities and ensuring effective interaction with the property function from a RACI perspective.
  • Oversight of property compliance, budget planning, and collaboration with commercial property consultants.
  • Specific visits when required to review significant maintenance issues and obtain feedback from operations teams

What do I need to be successful in the role?

  • Proven experience in property management, understanding of legal compliance requirements and ISO certification standards,
  • Experience with contracting, procurement, and proposal processes
  • Ability to prioritise tasks, work under pressure,
  • Excellent communication and negotiation skills,
  • strong analytical and budgeting skills.
  • Achieve set, standards and operate to performance criteria; for example health and safety, hygiene
  • Manage multiple workloads and shifting priorities
  • Positive approach to learning in role and identifying own training needs as appropriate
  • Self-motivated and able to work on own initiative within a team environment

Some of our ‘nice to haves’ are;

  • Professional UK qualifications (e.g., RICS - Royal Institution of Chartered Surveyors) in real estate or property management
  • Membership of BIFM or IOSH
  • Professional development and certifications in health and safety management (e.g., NEBOSH National Diploma in Occupational Health and Safety)
  • Proficiency with property management software and tools.
  • experience working with commercial property consultants

We can however support the right candidate to achieve any level of industry training/qualifications they may not have in the ‘nice to have’ list
