As a maintenance technician, you will be responsible for maintaining and managing the high- and mid-rise mechanical and electrical systems in the residence halls and performing general systems maintenance (i.e., light fixtures, HVAC, drain pans, drain pipes), plumbing repairs, and minor appliance repairs. Among other duties, you will schedule contractors for preventative maintenance work, perform daily building walkthroughs to assess needs for improvements, complete work order requests as assigned, maintain inventory of maintenance supplies and furniture, and be on call to handle emergencies where needed.
HVAC Systems Superintendent Atlanta
As the HVAC systems superintendent, you will train and supervise other HVAC staff, execute a comprehensive monthly and quarterly maintenance protocol for all HVAC systems for more than 1.1 million square feet in all university properties, and perform regular building assessments, identifying items that require repair. In this role you will be expected to identify items for capital planning with details and competitive pricing, inspect maintenance quality and progress to ensure conformance to specifications and standards, direct ongoing replacement and proper disposal of air filters, and delegate work orders. Responsibilities include ensuring employees in assigned work areas are in accordance with all SCAD safety procedures and requirements, ensuring all contract HVAC maintenance services are being performed to SCAD expectations and specifications, and coordinating with physical resources on all repairs that require assistance or impact other trades.

As the director you will be responsible for ensuring quality deliverables, on-time and within budget, and assisting the project team in value engineering and the pursuit of green initiatives. In this position you will execute all phases of the design process and prepare physical needs assessments, estimates, and bids. Responsibilities include engaging designers and coordinating details to ensure contractors have adequate details to deliver the work activities, reviewing bid proposals and recommending vendors, and reviewing contract documents and exhibits to communicate the intended scope of work. The person in this position will be expected to establish and manage job budgets and schedules, review invoices, monitor lien waivers and payments, and facilitate positive relationships with regulatory agencies. Additional responsibilities include participating in weekly construction update meetings, ensuring quality deliverables on-time and within budget, coordinating with university personnel, performing post-occupancy evaluations, and reinforcing a safe working environment as adhering to OSHA and other work requirements.
