The DGS Office of Facilities Management (OFM) seeks to hire multiple Team Leaders to provide leadership and planning while supervising multi-craft teams of electricians, plumbers, and HVAC technicians. OFM is a customer-focused organization that provides high-quality surroundings for the roughly 75 state and legislative agencies located within the Capitol Square complex. OFM operates and maintains approximately 4.2 million square feet of space at the Capitol Complex and throughout the metropolitan Richmond area, including office buildings, the State Capitol, the Governor's Mansion and monuments.

OFM is committed to delivering high quality, cost effective and timely services that enable state agencies to conduct business efficiently, in a safe and healthful environment. The planning Team Leaders do ensures that repair, maintenance, and preventative maintenance tasks/guidelines are scheduled and met with the least disruption to building occupants in support of OFM's mission and objectives.

Job duties include, but are not limited to:

  • Plan and lead multi-craft teams in the installation, repair, maintenance and preventive maintenance of all types of building related equipment, including mechanical, electrical, and plumbing systems and components.
  • Prioritize daily activities of preventive maintenance and work requests.
  • Inputs work request and time entry data into computerized maintenance management system.
  • Assist Building Manager in maintaining building budgets.
  • Verify equipment assets are inventoried and updated in the AIM Building Management System as changes occur and histories are collected on work orders and preventative maintenance tasks.

Minimum Qualifications

This position is open to current DGS employees ONLY. Applications that do not meet this requirement will not be considered.

  • Considerable experience and skill in at least one building trade.
  • Knowledge of multiple building-related trades.
  • Considerable knowledge of physical plant maintenance operations.
  • Considerable knowledge of construction and renovation methods.
  • Experience troubleshooting, testing, diagnosing, and repairing a wide variety of structural and mechanical equipment related to plumbing, electrical, and/or HVAC.
  • Experience reading and interpreting diagrams, drawings, blueprints, specifications, and/or operating manuals.
  • Experience communicating with a variety of people, including tenants, vendors, contractors, and employees, both verbally and written.
  • Ability to plan, assign, and lead the work of a varied group of skilled and semi-skilled workers.
  • Experience with computer-based work order management systems, Microsoft Office products, and other computer experience.
  • Valid Virginia Driver’s License (or the ability to obtain a VA license within 60 days of employment).

Additional Considerations

  • Possession of a Journeyman or Masters Card in electrical, HVAC, or plumbing.
  • Experience with multiple building-related trades.
  • Experience maintaining governmental or historical buildings.
  • Experience with automated building management systems.
