The Virginia Department of Motor Vehicles (DMV) is seeking to hire a Building and Grounds Superintendent for the Northern Virginia region to be based out of either DMV’s Manassas or Fairfax (Braddock Rd.) locations.
This hands-on supervisory position is responsible for directing all phases of a comprehensive buildings and grounds maintenance program for the DMV’s Field Operations for the Northern Virginia Region (Fairfax, Loudon, Prince William and surrounding locations). Duties include supervision of buildings & grounds maintenance, plant operations, renovation projects & related services for the Northern Region of DMV's property portfolio. This position also serves as back-up for related activities regarding maintenance/repair of the headquarters and other field superintendents in the absence of the Trades Manager.
Core Responsibilities:
• Providing guidance, expertise, and coordination in repair/renovation projects and determining if repairs can be executed by Facilities Services personnel or if they will require contracted support
• Coordinating the sequencing of all electrical, mechanical, carpentry, plumbing, HVAC, grounds, and paint work
• Reading and interpreting blueprints and schematics provided by architects and engineers or in-house plans to accomplish work
• Ensuring staff receives frequent, constructive feedback, including interim evaluations as appropriate and outlining clear expectations as it relates to the goals and objectives of the department
• Utilizing Occupational Safety and Health Administration (OSHA) and Risk Management resource materials, attending trade and safety seminars, and correcting all code and safety violations
• Providing critical operational information to administrative and executive staff members as required
• Minor procurement to include over the counter purchases, invoice verification, processing, records retention, and reconciliation
• Directs, prioritizes, plans, and coordinates maintenance initiatives to subordinate staff and collaborates with team members on maintenance projects
This position is vital in establishing the Preventative Maintenance Program and coordinating work for reactive responses pertaining to urgent and emergency actions.
Minimum Qualifications
• Considerable experience complying with building codes and regulations
• Considerable experience and knowledge of building materials, methods, and using tools involved in construction
• Work experience in managing material and equipment storage
• Considerable experience complying with federal, local and state laws and regulations
• Considerable experience managing multiple projects and work activities
• Extensive knowledge of building operations and systems
• Progressive experience trouble shooting pneumatic and electrical systems to identify problems and minimize equipment downtime
• Proficient at reading and interpreting blueprints and schematics
• Experience with delegating work to employees based on skill sets and business needs
• Proficient with procurement practices, policies, and procedures
• Journey level experience in multiple trades
• Must be able to lift more than 50 pounds
