JOB SUMMARY
The Preventive Maintenance Technician supports the Senior HVAC Technician in the repair, maintenance, and upkeep of the College’s HVAC mechanical and electrical systems. Key responsibilities include, but are not limited to changing air filters, greasing pumps, cleaning HVAC cores, replacing belts, lubricating and replacing bearings, servicing pumps and motors, and maintaining equipment and inventory relevant to the department.
MINIMUM REQUIREMENTS / QUALIFICIATIONS
- High School Diploma or High School Equivalency Diploma.
- Certificate of completion of standard apprenticeship in the electrical trade.
- Minimum of three (3) year’s experience in electrical, mechanical, and/or plumbing trade(s).
- Valid driver’s license.
ESSENTIAL JOB FUNCTIONS
- Perform a variety of tasks related to the installation, repair, and maintenance of HVAC, electrical, and other building systems to ensure safe and efficient operation.
- Read and interpret blueprints, schematics, and technical manuals to guide maintenance and repair work.
- Conduct regular inspections and preventive maintenance (PM) on all assigned equipment according to established schedules.
- Troubleshoot and repair motors, controllers, and associated electromechanical equipment to identify and resolve operational issues.
- Follow proper lockout/tagout procedures when working with electrical systems, including household voltage up to 220-volt breakers, switches, outlets, and other components.
- Maintain accurate records of maintenance activities, repairs, and equipment performance.Assist with inventory management, including ordering and tracking parts and supplies needed for maintenance tasks.
- Collaborate with team members and supervisors to plan and execute maintenance projects efficiently and safely.
- Respond promptly to emergency repair requests and take appropriate action to restore functionality.
- Other duties as assigned.
KNOWLEDGE, SKILLS AND RESPONSIBILITIES
- Perform HVAC, electrical, mechanical, and plumbing installation, repair, and maintenance tasks, including work on pumps, motors, refrigeration/freezer equipment, valves, pipes, and fittings.
- Apply knowledge of occupational hazards, safety precautions, and proper use of industrial electrical equipment.
- Operate tools and equipment required for preventive maintenance and repair work safely and effectively.
- Read, interpret, and follow blueprints, schematics, and technical plans.
- Work safely from ladders, lifts, scaffolding, and in confined spaces.
- Lift and carry up to 50 pounds as needed to perform job duties.
- Communicate effectively, both orally and in writing, to give and receive instructions, identify problems, and provide resolutions.
- Collaborate with team members and cross-train with other members of the preventive maintenance team.
- Work independently on assigned tasks while seeking assistance as needed to complete work safely.
- Promote and support student recruitment and retention efforts as part of departmental and institutional initiatives.
WORK ACTIVITIES & EQUIPMENT
- Perform tasks using personal computers and peripheral devices.
- Operate and maintain (if applicable) office equipment such as photocopiers, printers, and scanners to support daily workflow.
- Perform tasks using a variety of manual and power tools, electrical supplies, and related equipment.
- Regularly lift, carry, and maneuver equipment and materials weighing between 25 and 50 pounds.
JOB LOCATION
This is an on-site position with the primary workplace in the Maintenance and Operations Building located on the main campus at Cleveland State Community College in Cleveland, Tennessee. Occasional travel to off-campus locations within the College’s five-county service area may be required.
