JOB SUMMARY
The Preventive Maintenance Technician supports the Senior HVAC Technician in the repair, maintenance, and preservation of the College’s mechanical, electrical, and plumbing systems. Key responsibilities include, but are not limited to changing air filters, greasing pumps, cleaning HVAC cores, replacing belts, lubricating and replacing bearings, servicing pumps and motors, general electrical and plumbing services in addition to maintaining equipment and inventory relevant to the department.
MINIMUM REQUIREMENTS / QUALIFICIATIONS
- High School Diploma or High School Equivalency Diploma.
- Valid driver’s license.
- Minimum of two (2) years of hands-on experience in electrical, mechanical, and/or plumbing trades in any combination of:
- Installation/repair/maintenance (e.g., wiring, breakers, switches, motors, pumps, pipes, valves, etc.).
- Troubleshooting (e.g., diagnostics, identify malfunctioning components, system faults, etc.).
ESSENTIAL JOB FUNCTIONS
HVAC, Electrical, and Building Systems Maintenance (45%)
- Perform repair, maintenance, and preservation tasks on HVAC, electrical, and other building systems.
- Troubleshoot motors, controllers, and other system components to identify and resolve operational issues.
Inspections and Preventive Maintenance (40%)
- Conduct regular inspections and preventive maintenance (PM) on assigned equipment according to established schedules.
- Maintain accurate records of inspections, maintenance, and repairs to track equipment performance.
Technical Documentation & Tasks (5%)
- Read and interpret blueprints, schematics, and technical manuals to guide maintenance and repair work.
- Assist with inventory management, including ordering and tracking parts and supplies needed for maintenance tasks.
Project Assistance (5%)
- Collaborate with team members and supervisors to plan and execute maintenance projects efficiently and safely.
- Respond promptly to emergency repair requests to restore functionality and minimize downtime.
Non-Essential Functions (5%)
- Actively participate in college functions as required by supervisor.
- Assist with general maintenance tasks and support special events as needed.
- Perform other duties as assigned.
KNOWLEDGE, SKILLS AND RESPONSIBILITIES
- Strong communication and interpersonal skills to interact professionally with students, faculty, staff, and external stakeholders.
- Microsoft Office applications (e.g., Word, Excel, PowerPoint, Outlook, etc.). to create documents, manage data, prepare reports, and support daily operations, as needed.
- Knowledge of HVAC, electrical, mechanical, and plumbing systems, including installation, repair, and maintenance of pumps, motors, valves, pipes, and fittings.
- Knowledge of occupational hazards, safety precautions, and the proper use of industrial electrical equipment.
- Ability to safely operate tools and equipment required for preventive maintenance and repair work.
- Ability to read, interpret, and follow blueprints, schematics, and technical plans.
- Ability to work safely from ladders, lifts, scaffolding, and in confined spaces.
- Ability to lift and carry up to 50 pounds as required to perform job duties.
- Ability to operate an automatic or manual transmission vehicle.
- Ability to work independently on assigned tasks and seek assistance as needed to complete work safely.
- Preferred experience:
- Certified electrical journeyman.
WORK ACTIVITIES & EQUIPMENT
Work activities include the use of personal computers and peripheral devices, as well as office equipment such as photocopiers, printers, and scanners to support daily operations. Tasks also involve the use of a variety of hand and power tools, electrical supplies, and related equipment. Work activities routinely involve repetitive motion and physical effort, including lifting, carrying, and maneuvering equipment and materials weighing between 25 and 50 pounds.
JOB LOCATION
This on-site position is based in the Maintenance & Operations Department located in the Plant Operations Building on the main campus of Cleveland State Community College in Cleveland, Tennessee. Occasional travel to off-campus sites at the McMinn Higher Education Center located in Athens, Tennessee and the Vonore Campus located in Vonore, Tennessee will be required.
