Senior Project Manager – Major Works

UPA is seeking an experienced Senior Project Manager – Major Works to join our Property Projects team and play a key role in delivering our major capital works programme across NSW.

This is a senior client-side leadership opportunity for a commercially astute project professional who can bring strong governance, stakeholder leadership and delivery discipline to complex projects within a purpose-driven organisation.

Our Projects team delivers a broad range of capital works, including major developments, extensions, refurbishments, clinical upgrades and compliance improvements that directly support our residents, communities and teams.

About the Role

Reporting to the Project Director – Major Works, the Senior Project Manager will lead the successful delivery of complex capital projects from business case approval through to design, procurement, construction, commissioning, handover and defects completion.

You will be responsible for ensuring projects are delivered safely, efficiently and transparently, managing scope, cost, programme, quality, risk and stakeholder expectations throughout the project lifecycle.

Working closely with internal stakeholders, consultants, contractors and operational teams, you will ensure projects are delivered with minimal disruption to residents, families and site operations.

Key Responsibilities

  • Lead the end-to-end delivery of major capital works projects across NSW.

  • Develop and maintain project programmes, budgets, risk registers and governance reporting.

  • Manage consultants, contractors and multidisciplinary project teams.

  • Lead design coordination, approvals, procurement and construction delivery.

  • Oversee contract administration including variations, claims, RFIs and cost reporting.

  • Monitor project performance against safety, quality, programme and financial objectives.

  • Coordinate commissioning, operational readiness, handover and defects management.

  • Build strong relationships with executives, operational leaders, government bodies and external partners.

  • Provide leadership, mentoring and support to Project Managers and project resources.

About You

You are an experienced project leader with a strong track record delivering complex construction or infrastructure projects. You combine technical expertise with commercial awareness and the ability to influence stakeholders at all levels.

You will bring:

  • Tertiary qualifications in construction management, project management, engineering, architecture, property, planning or a related discipline.

  • 8–10+ years’ experience delivering complex building or infrastructure projects.

  • Proven experience managing projects through the full lifecycle from concept to completion.

  • Strong knowledge of procurement, contract administration, cost control, risk management and project governance.

  • Experience leading consultants, contractors and multidisciplinary teams.

  • Understanding of NSW planning, building and WHS requirements.

  • Excellent communication, negotiation and stakeholder management skills.

  • Current driver’s licence and willingness to travel to UPA project sites across NSW.

Desirable Experience

Experience within aged care, retirement living, healthcare, disability accommodation or other live operating environments will be highly regarded.

Professional accreditation such as AIPM, PMP, PRINCE2 or equivalent is desirable, along with experience delivering projects under contracts such as AS4000, AS4902, GC21 or similar.
