Under the direction of the Mechanical Services Supervisor for the department of Facilities Services (DFS) and in collaboration with your colleagues, perform all duties related to the maintenance operation for all HVAC-R equipment throughout campus facilities.
Duties
- Perform preventive maintenance tasks on all HVAC-R equipment as directed by the Lead, Supervisor, or Manager. From time to time, provide support to Service Technicians, the Lead, Supervisor, or Manager while troubleshooting, installing, repairing, replacing, and maintaining HVAC-R systems, components, and fixtures throughout campus utilizing plans, specifications, and verbal instructions.
- Collaborate with DFS and other University departments to support high-quality projects in a timely manner. Manage materials, parts, and equipment needed for the PM program, including inventory tracking, record keeping, product research, and supply procurement. Assist with the repair and replacement of heating, air conditioning, and refrigeration components, including HVAC-R controls, domestic and radiant heat hot-water systems, and kitchen appliances using troubleshooting skills.
- Identify and address issues in need of attention and generate work orders accordingly. Accurately record and report all work performed indicating the time and materials expended. Perform regular administrative tasks such as maintaining files, processing paperwork, entering data, and monitoring systems. Maintain required trade-specific training and certifications and obtain further training as needed.
- Using appropriate tools and following relevant plans and specifications, service, repair, replace, adjust, inspect, and test HVAC-R machines, equipment, and components that operate primarily on the basis of mechanical principles, including but not limited to detecting, locating, troubleshooting, and fixing malfunctions, defects, and deficiencies; connecting electrical wiring between controls and equipment according to wiring diagrams; testing electrical circuits and components for continuity; installing auxiliary components to heating-cooling equipment, such as expansion and discharge valves, air ducts, pipes, blowers, dampers, flues, and stokers; testing pipe and tubing joints and connections for leaks, using pressure gauge or soap-and-water solution. Ensure all work complies with all applicable laws, regulations, safety practices, standards, policies, and procedures. Maintain tools, equipment, and a clean work area.
- Assist with project activities with University departments to ensure that all parties are well-informed and that work proceeds on schedule with minimal impact to University operations. Research, prepare, and present information and reports as requested. Participate in continuous departmental and PM process improvements.
- Perform other duties as assigned.
- Uphold the Living Pepperdine standards in day-to-day work; participate in Daily Line-Ups and be able to articulate how the standards tie to daily work. Uphold University mission through work performed.

Skills and Qualifications
Required: Must have a high school diploma or equivalent and a minimum of two years of prior HVAC-R experience. Willing and able to attend university-sponsored job-related training. Broad technical knowledge of practices, principles, and techniques in the HVAC-R field. Analytical and problem-solving skills to successfully resolve issues. The ability to understand manufacturers' instructions and recommendations to ascertain the HVAC-R equipment and components, ensure their proper installation and remedy issues. Competency using oxygen/acetylene torches (soft solder torch), and hand power tools. Must consistently project a professional demeanor and positive attitude, and be able to effectively and professionally communicate with University administrators and project clients. Willingness and ability to periodically work overtime hours, respond to emergency calls after hours/weekends, and work rotating weekend shifts providing general maintenance duties for the campus. Basic computer skills. Mobility and ability to move around construction sites. Ability to bend, stoop, twist, traverse rugged terrain, and climb up and down ladders and scaffolding. Ability to lift and carry 50 pounds (and occasionally up to 100 pounds), including up and down stairs. Must hold a valid California Driver's license, maintain an acceptable DMV driving record, and remain insurable by University insurance carrier at all times while employed. Must be able to bring a current DMV driving record printout on the first day of employment. Ability to use a desktop computer.
Preferred: Possession of, or the ability to quickly obtain, a Universal EPA certification. Experience using a Computerized Maintenance Management System, preferably TMA.

This is a Regular, Nonexempt, 40 hour per week position.
Expected Pay Range: $27.00 - $30.00 per hour
The above pay range reflects what Pepperdine University reasonably expects to pay for this position at time of posting. Actual compensation may vary based on relevant factors such as work experience, market conditions, education/training, and skill level.
