JOB SUMMARY:

The Assistant Manager, Project is responsible for supporting the design, development and execution processes associated with scope managed by the Asset Management Programs team. This role assists the Manager, Project to organize and establish effective Project management, coordinate and manage creative design decisions and construction document production, avoid contract claims and disputes, and minimize change orders during construction phases. The Assistant Manager, Project, effectively manage changes in the Project, eliminates interface disruptions between project participants, maintains, and where possible, improves the Project schedule and budget, and ensures quality design and construction work. The Assistant Manager, Project, emphasizes “hands-on” management of field operations, maintains operational use of completed facilities during continuation of construction, establishes and maintains a competent and experienced staff, and implements efficient and timely document control.

MAJOR RESPONSIBILITIES:

  • Assist the Manager, Project with the preparation of construction documents. These documents include but are not limited to Drawings, Construction Specifications, Scopes of Work and General Conditions. Perform management oversight on assigned projects.
  • Assist the Manager, Construction with monitoring changes or delays to construction schedule. This includes but is not limited to evaluation of Contractors schedule performance and schedule coordination with other groups and departments. Oversee weekly three (3)-week look ahead updates and monthly overall updates are reviewed, and recovery plans are developed if schedule variances evolve.
  • Monitors quality assurance of Project. This includes but is not limited to daily walks through the facility/project to monitor progress and developments to ensure that the work being accomplished is in accordance with the contract documents. Numerous questions and clarifications evolve from these reviews and need to be documented and resolved.
  • Assist the Management team with bidding & awarding the construction documents. This includes but is not limited to assisting with or leading developing a bidders list and preparing an RFP. The RFP includes instructions for the bid, bid response forms, Construction Agreement, General Conditions, Scope of Work, Drawings, Wage and Equipment Rates, Schedule of unit prices, Payment and performance bonds, General Requirements, Safety and health requirements, Specifications, Questions and Answers and Addendums.
  • Understands and actively participates in Environmental, Health & Safety responsibilities by following established UO policy, procedures, training and team member involvement activities.
  • Performs other duties as assigned.

EDUCATION:

  • Associate degree (AA) or equivalent in Engineering, Construction Management, Business Administration or a related field is required.
  • Bachelor’s degree in Engineering, Construction Management, Business Administration, or a related field is preferred.

EXPERIENCE:

  • 5+ years of progressive experience in Architecture, Engineering, Construction Management, or commercial facilities construction.
  • Experience in the delivery of construction projects with design and construction phases.
  • Experience in project scheduling, estimating, bidding process and negotiations.
