Facilities Management within the Division of Administration and Finance is committed to planning, developing, and maintaining a safe, sustainable, and high-quality learning and working environment for the campus community. Facilities Management provides oversight of university resources and assets and is responsible for the development of the University’s facilities including land use planning, capital improvement, project development, construction, as well as facilities operations and maintenance including custodial services, landscape services, building trade services, mechanical and electrical, and recycling services. We seek an exceptional individual to join our Building Service Engineers team as the Facilities Worker II. Duties and Responsibilities |
Under the general supervision of the Mechanical Trades Manager, or designee, the Facilities Worker II independently performs a variety of semiskilled and skilled maintenance, repair, and operational duties related to campus swimming pools, fountains, water features, and associated systems and equipment. Responsibilities include cleaning, monitoring water quality, maintaining filtration and circulation equipment, performing preventive maintenance, troubleshooting system issues, and ensuring compliance with applicable health, safety, and environmental regulations. The Facilities Worker II also assists skilled trades personnel with the maintenance and repair of trigeneration plant, central plant, HVAC, refrigeration, and related mechanical systems, including pumps, piping, air compressors, dryers, and related equipment. Responds to Facilities Management service requests, completes preventive maintenance activities, and utilizes computerized maintenance management systems (CMMS) to document work performed. Ensures work is completed in accordance with established safety practices, applicable codes, and campus standards. Other duties as assigned. |

Essential Qualifications |
A combination of experience and training that would normally be acquired through any combination of experience and training equivalent to three years of hands-on experience in general facilities and systems maintenance and repair, or comparable experience as a trades assistant or laborer with demonstrated proficiency in the required duties. Demonstrated semi-skilled and basic trade proficiency in multiple trade and maintenance tasks. Comprehensive knowledge of specific methods, practices, and tools related to facilities and systems maintenance and repair in areas such as plumbing, HVAC, electrical, carpentry, painting, and mechanical systems. Semi-skilled and basic skilled knowledge across multiple trades. General knowledge of applicable trade safety practices. Working knowledge of building codes. Basic knowledge of electrical theory and mechanical principles. Knowledge and ability to properly and safely use hand and power tools common in the construction trade. Basic working knowledge of building codes, OSHA safety standards, and safe work practices. Ability to follow standard written instructions and procedures; read and write at a level appropriate to the position; and perform simple arithmetic calculations as required by the position. Demonstrated ability to learn maintenance and repair functions. Ability to operate light-duty trucks, forklifts, and aerial work platforms is required. Ability to lift up to fifty pounds and perform heavy labor. A background check (including a criminal records check) must be completed satisfactorily and is required for employment. CSU will make a conditional offer of employment, which may be rescinded if the background check reveals disqualifying information, and/or it is discovered that the candidate knowingly withheld or falsified information. Failure to complete the background check satisfactorily may affect the continued employment of a current CSU employee who was conditionally offered the position. |

Preferred Qualifications |
Formal training, certifications, or coursework related to swimming pool operations, water treatment, fountain and water feature maintenance, HVAC systems, mechanical equipment maintenance, or building automation systems. Experience maintaining and troubleshooting swimming pools, fountains, water features, pumps, filtration systems, chemical feed systems, piping networks, HVAC equipment, and associated mechanical and control systems. Knowledge of pool water chemistry, testing procedures, and regulatory requirements for pools. Ability to perform semi-skilled maintenance and repair work involving pools, water features, fountains, HVAC equipment, pumps, compressors, air dryers, and related process monitoring and control systems. Experience utilizing Computerized Maintenance Management Systems (CMMS) to document work activities, equipment inspections, preventive maintenance, and operational readings. Proficiency in using computers and CMMS to access work orders, enter maintenance records, and communicate effectively with supervisors, coworkers, and customers. Demonstrated ability to provide excellent customer service, maintain positive working relationships, and effectively interact with campus community, co-workers, and contractors. |

Special Working Conditions |
Regularly required to work in outdoor environments and in wet, dirty, dusty, noisy, and variable weather conditions. Frequently required to work around swimming pools, fountains, water treatment chemicals, and mechanical equipment. Perform physically demanding work, including lifting, carrying, climbing, kneeling, bending, and prolonged standing or walking. Work at heights, in confined spaces, and in areas containing asbestos-containing materials in accordance with established safety procedures and regulatory requirements. May be required to respond to emergency service calls, work occasional overtime, weekends, holidays, or adjusted schedules to support campus operations. May be required to drive cars, forklifts, and other equipment. |

Pursuant to the Jeanne Clery Disclosure of Campus Security Policy and Campus Crime Statistics Act, the current Annual Security Report (ASR) is available for viewing. This report contains the current security and safety-related policy statements, emergency preparedness and evacuation information, crime prevention and sexual assault prevention information, and drug and alcohol prevention programming. The ASR also contains statistics of Clery Act crimes for California State University, Fullerton for the last three (3) calendar years. Paper copies are available upon request at the CSUF Police Department.

In addition, pursuant to the Higher Education Opportunity Act, the Annual Fire Safety Report (AFSR) is also available for viewing. The purpose of this report is to disclose statistics for fires that occurred within California State University, Fullerton housing facilities for the last three (3) calendar years, and to distribute fire safety policies and procedures intended to promote safety on campus.
