Job Summary

Under the immediate supervision of the Supervising Building Service Engineer, the primary responsibility of this position is the performance of preventive maintenance activities related to HVAC systems focused on HVAC filter management. The position also works closely with a journey-level Building Service Engineer to carry out assigned operation, maintenance, and servicing of heating, ventilating, air conditioning, and associated mechanical systems, in accordance with established procedures, safety requirements, and supervisory direction.


Key Responsibilities

  • Performs preventive maintenance activities for HVAC systems, with primary responsibility for HVAC filter management, including scheduled inspection, replacement, documentation, and reporting of system conditions. Coordinates HVAC filter replacement activities in accordance with established schedules, procedures, and safety requirements. Identifies and reports abnormal operating conditions observed during preventive maintenance activities to supervising or journey-level staff.
  • Works closely with a journey-level Building Service Engineer to carry out assigned operation, maintenance, and servicing of heating, ventilating, air conditioning, and associated mechanical systems. Assists with inspection, monitoring, and routine servicing of boilers, chillers, air handling units, pumps, valves, and related equipment under supervisory direction. Reads and interprets equipment manuals, operating procedures, and basic drawings as required to perform assigned work.
  • Provides support during emergency response and mechanical troubleshooting activities under the direction of the Supervising Building Service Engineer or journey-level staff. Assists in identifying system issues and implementing solutions directed during emergency or urgent situations.

This is a temporary position for one year with no permanent status granted. Temporary assignments may expire prior to the ending date.

Compensation

Salary placement is determined by the education, experience, and qualifications the candidate brings to the position, internal equity, and the hiring department’s fiscal resources.

CSU Classification Salary Range: The CSU Classification Salary Range for this position is $4,760 - $6,665 per month.

Knowledge, Skills, and Abilities

Ability to perform assigned preventive maintenance and mechanical support duties related to HVAC systems under supervision. Ability to follow established procedures, safety requirements, and supervisory direction. Ability to work effectively with journey-level Building Service Engineers and supervisory staff.  Ability to recognize, document, and report abnormal equipment or system conditions. Ability to maintain accurate maintenance records, logs, and related documentation. Working knowledge of HVAC systems for central and decentralized building plants, including building temperature control systems utilizing electric, electronic, and pneumatic controls. Working knowledge of facilities maintenance procedures, including plumbing systems, electric motor control systems, and water treatment systems.

 Effective oral and written communication skills to interact professionally with the campus community, supervisors, and co-workers. Ability to maintain a professional image and demeanor and communicate in a civil and respectful manner. Ability to perform physical work associated with facilities maintenance in a safe and professional manner. Ability to maintain a safe working environment in accordance with University policies.Ability to communicate with an ethnically and culturally diverse campus community.  Ability to follow all university policies, procedures, and guidelines including but not limited to safety, civility, information security, and non-discrimination policies and procedures.  Ability to contribute to a positive university experience for each and every student and assist in achieving the university's commitment to a "vision of excellence."


Education and Experience

Equivalent to three years of hands-on experience in general facilities and systems maintenance and repair, or comparable experience as a trades assistant or laborer with demonstrated proficiency in the required duties.

Preferred:

- Equivalent to a high school diploma preferred

- Enrollment in, or commitment to enroll in, a certified HVAC training program offered through an accredited technical institution, community college, or recognized apprenticeship program as a condition of employment.

- Four years of experience as a journey-men in one or more building trade

- Coursework or entry-level experience related to HVAC, mechanical systems, or building maintenance.

- BOC Level I & II Certification is preferred.

- Experience working in an institutional, campus, or facilities environment.


Licenses

- A valid California driver's license is required.
