The salary of the finalist selected for this role will be set based on a variety of factors, including but not limited to departmental budgets, qualifications, experience, education, licenses, specialty, and training. Position Summary

Reporting to the Director of MEP, Morningside Heights, the Manager of Building Automation and Controls (BA&C) is responsible for the operation, maintenance and system efficiency of the multiple control systems including but not limited to the Building Management Systems (BMS), plant supervisory control and data acquisition (SCADA) systems, lighting controls, and shade control systems.


Responsibilities

  • The Manager of BA&C assists other managers, supervisors, mechanics and technicians in the daily operation and maintenance of these systems and performs daily checks, runs system diagnostics and maintains system back-ups as well as the integrity of the different networks, including servers, PLC's, controllers, and field installed equipment and workstations. 

  • This position develops and maintains the preventive maintenance system, security access, and performs system programming as necessary for improvements and customization.  The Manager of BA&C makes recommendations for energy efficiency improvements and works on the continuous commissioning of the campus control systems.

  • The Manager of BA&C directs the diagnosis and correction of HVAC&R and other system anomalies.  Oversees the implementation of control system projects to ensure compliance and conformance with University standards, including interfacing with CPM and contractors on new/retrofit installations, implementation and commissioning. 

  • Works with CUIT to troubleshoot any interfacing issues with their network and the various systems using the CUIT network, as well as maintain the district energy system network. 

  • Maintains a close relationship with the Environmental Controls Shop, including tuning and calibration.  Provides and maintains limited data access to clients which rely on the control systems for data and trending.

  • The Manager of BA&C oversees the activities of contractors and suppliers, monitors contracts for compliance and controls costs, monitors general expenditure of the units and performs quality control inspections to ensure adherence to contract specifications and industry standards. 

  • The administrator completes purchase orders and monitors all expenses, codes and submits invoices for payment to the finance office.  Controls department operating expenses and develops monitoring standards, cost analysis, auditing programs and reports.  Solicit bids for maintenance contracts, construction projects and participates in the selection of contractors.  Obtain bids for capital improvement as needed.

  • The Manager of BA&C works closely with the Manager of HVAC, the Manager of Preventive Maintenance (PM) and the Manager of the Electrical Systems to provide a highly reliable environment, and seamless service to the clients as well as supporting other departments, events, and activities as required. 

  • Provide a high level of communication between departments and clients.  She/he oversees staff development, mentorship and training, including compliance with certifications and licensing. Performs additional duties as assigned.

  • Performs related duties and responsibilities as assigned/requested, including a key role in the Emergency Action Plan.

  • Obtain and maintain valid NYC certificates of fitness as determined by CU for the Distributed Systems and the EAP.  Respond to emergencies/shutdowns on and off shift as required.


Minimum Qualifications

  • Bachelors’ degree or an equivalent combination of education or related field experience totaling ten (10) years required.

  • Minimum 5 - 7 years hands-on experience with the operation and maintenance of SCADA control systems and/or Building Automation Systems.

  • Knowledgeable in the operation and control of Central Energy Plants.  Must be able to interpret blueprints, diagrams and system manuals.  Must have a thorough knowledge of direct digital control systems, PLC's and SCADA systems.  Must have thorough knowledge of OS/2, DOS, DDC controls and programming, and communication networks/protocols.

  • Computer literacy and experience working with spreadsheets required.  Strong communication and interpersonal skills required.  Excellent oral and written communications skills. Knowledge of OSHA guidelines, engineering standards and compliance with all cities, state, and federal regulations

  • Must be able to meet the physical and environmental demands of position, including frequent lifting, carrying, bending, pushing, pulling in a plant environment. Manhattanville campus will include over 7MM sq. ft., and over a 40-acre area.

  • Employees are required to be Tuberculosis (TB) negative, submit to periodic TB testing and a chest x-ray if a positive TB test is read.

  • May be required to obtain and maintain necessary NYC Certificates of Fitness as the facility and job requires.


Preferred Qualifications

  • A minimum of four (4) years demonstrated experience in power plant, complex research, or similar facility preferred.
  • Knowledge and experience with Siemens Schneider and/or Allen Bradley control systems preferred.
