Who we’re looking for:

We are seeking an experienced and commercially astute Senior Development Manager to join our Queensland team.

Reporting to the Project Directors, this role plays a key leadership function across the planning, delivery and commercial performance of Urbex developments. You will provide strategic direction across feasibility, planning, approvals, delivery and sales to ensure our communities are delivered to an exceptional standard of urban design, amenity and market appeal.

Key responsibilities include:

Development & Commercial Management

  • Lead projects from feasibility through to delivery and completed product, ensuring alignment with approved development strategies and business objectives.
  • Monitor and update project feasibilities, budgets, delivery programs, cash flow forecasts and cost controls to optimise commercial outcomes.
  • Support stock planning, production sequencing and titling strategies aligned to sales and financial targets.
  • Identify and manage risks across the development lifecycle, implementing appropriate mitigation strategies.
  • Provide sound commercial advice informed by current and emerging market conditions.

Planning, Approvals & Delivery

  • Lead due diligence assessments for potential acquisition and development opportunities.
  • Drive statutory approvals from acquisition through to construction and sales, maintaining proactive engagement with State and Local Government authorities.
  • Maintain senior-level relationships with Ministers, Councillors and senior government officers on planning and infrastructure matters.
  • Oversee and coordinate external consultants to ensure high-quality planning, technical and urban design outcomes.
  • Work collaboratively with internal delivery partners across the BMD Group, including BMD Urban and J Mac Constructions.

Product, Sales & Design Integration

  • Collaborate with Project Directors and Sales & Marketing to determine product mix, staging, delivery sequencing and pricing strategies.
  • Ensure residential communities are delivered to a high standard of design, liveability and market differentiation.
  • Assess and approve Housing Covenant Design submissions where required to maintain design integrity.

Reporting & Governance

  • Prepare and contribute to detailed reporting for Urbex and BMD Group leadership.
  • Support annual business planning, budgeting and forecasting across the Urbex portfolio.

The successful candidate will be a strategic leader with:

  • Proven experience delivering large-scale residential or mixed-use developments in Queensland.
  • Strong commercial acumen and advanced feasibility management expertise.
  • In-depth knowledge of Queensland planning frameworks and approval processes.
  • Established relationships across government, consultancy and construction sectors.
  • The ability to lead consultants and influence stakeholders at senior levels.
  • Tertiary qualifications in Property, Planning, Construction, Engineering or a related discipline.
