Job Description

Reporting to the Operations Control Center Planning Supervisor in Facilities, the Building Condition Assessor will focus on independently assessing the condition of facilities and their associated systems such as the exterior envelope, roof, electrical system, HVAC/mechanical systems, and plumbing systems. They will take a variety of detailed photos of sites and building system conditions, conduct basic interviews, and research system reliability and operations. With the information they gather, they will make recommendations for repairs and provide estimates for repairs and replacements using a specified format to accurately record these findings, and enter the results into a pre-programmed database. This position also maintains building equipment inventory in the division’s enterprise system. Daily, the Building Condition Assessor also provides a wide variety of services and operational support to the campus community, serving as a key member of the division’s customer service team. The incumbent is responsible for receiving, dispatching, and creating facilities maintenance, service, and emergency requests from the university community for skilled trades, housekeeping, grounds, contractors, and landlords. This position will interpret service requests when received as to the need, priority, and per established policies and procedures, to make 'service based' decisions for handling of requests. This position is responsible to create and forward email notifications regarding building system shutdowns, repairs, or renovation work as requested and promptly. The Customer Service Associate will build positive relationships by going above and beyond with customer service, ensuring that all questions are handled appropriately. The incumbent will de-escalate situations involving dissatisfied customers, offering patient assistance and support. This position will utilize the computerized maintenance management systems for project and work order-related information and will run simple queries in the database. This position is required to independently assess the request/problem/emergency and take immediate appropriate action.

Required Qualifications

• Considerable experience in construction and/or maintenance for a variety of facilities spaces found in
an institutional setting (such as research labs; data centers; agricultural, administrative, and athletic facilities; chilled water generation; steam generation, and parking structures).
• Considerable experience in construction, institutional maintenance, or a related field.
• Experience evaluating the condition of industrial, commercial, or agricultural systems at the component level.
• Experience estimating the remaining life of a system and estimating the cost of needed repairs.
• Experience interpreting policies and procedures independently, and using judgment and discretion to act when precedents do not exist.
• The incumbent must be detail, action, solution, and results-oriented and dedicated to continuous improvement.
• Experience working under pressure with frequent interruptions.
• The incumbent is expected to fulfill identified responsibilities with limited supervision.
• Must have great communication abilities including written and verbal communication to serve Facilities and the university community.
• Experience working independently to accurately generate a narrative report on completed assessments.
• Experience with data entry and/or pre-programmed data systems.
• Ability to translate service requests into skilled trade terminology.
• Experience with receiving and relaying customer service requests.
• Working knowledge of interpreting and using information from blueprints (or drawings) and equipment records.
• Proficiency in Word, Excel, Outlook, and other Microsoft programs.

Preferred Qualifications

• Experience in HVAC or electrical system assessment.
• Experience entering data regarding the assessment of facility systems into a pre-programmed data system.
• Considerable knowledge of operations regarding various institutional spaces.
• Trades or assessment experience in a large commercial or educational setting.
• Experience with AutoCAD and/or ArcGIS software.
• Experience working with various facilities' systems such as computerized maintenance management systems and/or building automation system systems.
• Virginia journeyman's licensure in HVAC, plumbing, or electrical trade.
• Experience using computerized maintenance management systems, multi-line phone systems, and/or two-way radio systems.
