As a maintenance superintendent, you will oversee and coordinate the carpentry, drywall, and painting operations across various maintenance and renovation projects. You will manage team members, ensure compliance with safety standards, coordinate schedules, and maintain quality control throughout each project. You will work closely with project managers, subcontractors, and clients to ensure project specifications and timelines are met. Among other duties, you will develop, implement, and maintain project schedules for carpentry, drywall, and painting activities and coordinate with project managers to align schedules with overall project timelines. You will also anticipate and resolve any issues that could delay completion of the work.

In this role, you will lead, supervise, and direct carpentry, drywall, and painting teams, including subcontractors, and conduct regular meetings to provide updates, assign tasks, and communicate safety guidelines. You will supervise contractors and vendors while completing construction and repair projects to ensure all work meets quality standards and is completed on time and within budget. You will ensure that teams adhere to safety standards and regulatory guidelines, following all SCAD policies and procedures. Responsibilities include the completion of carpentry tasks such as framing walls and the installation of cabinets, doors, windows, molding, and trim, as well as drywall. You will finish the drywall with tape, mud, and sanding in preparation for painting or other finishes. Additionally, you will prepare surfaces by cleaning, filling cracks, sanding, and applying primer.

In this position, you will apply paint, varnish, or other finishes with brushes, rollers, or sprayers to achieve a smooth, uniform finish. Responsibilities include the installation of display cases, signage, partitions, toilet accessories, and pin-up and dry-erase surfaces as well as the replacement of ceiling tiles and other specialty ceiling and wall finishes. You will repair or replace flooring, or direct vendors and contractors to do so. Among other duties, you will conduct regular inspections to ensure that work meets company quality standards and project specifications, promptly identify and address any quality issues, and coordinate with quality assurance personnel and inspectors. You will also oversee the ordering, delivery, and inventory of materials, tools, and equipment.

As a superintendent, you will maintain cost control by efficiently managing labor and materials, avoiding waste, tracking job costs, and assisting with budget management. You will serve as the primary point of contact for carpentry, drywall, and painting activities and collaborate with other superintendents and project managers to ensure efficient project progression. This includes communicating with clients, architects, and engineers to address concerns or changes. Among other duties, you will ensure all work complies with OSHA regulations and company safety protocols, conduct and participate in regular safety meetings, and enforce job site safety practices. You will promptly investigate and report accidents or safety violations. Responsibilities include maintaining accurate records of daily activities, labor, and materials used. You will also submit regular progress reports to project managers and stakeholders, ensuring that all required documentation is completed and filed in accordance with university standards.

The ideal candidate demonstrates excellent organizational, communication, problem-solving, and leadership skills. They have comprehensive knowledge of carpentry, drywall, and painting techniques and best practices. They are experienced in the trades they supervise and can serve as an active member of the project team.

Minimum qualifications: 
• High school diploma or GED required
• At least 10 years of experience in construction, with a focus on carpentry, drywall, and painting
• At least five years of supervisory experience
• Proficiency in construction project management software and Microsoft Office Suite
• Familiarity with OSHA safety standards and construction regulations.

Preferred qualifications:
• Experience in a superintendent role

Certificates, licenses, and registrations:
• Able to pass DOT medical exam

Work hours: The university work week is Sunday through Saturday. Most offices are open Monday through Friday from 8:30 a.m. to 5:30 p.m. To accommodate business needs, employees may be assigned to other workdays and/or hours, including weekends and evenings.
