Job Purpose: The purpose of this position is to maintain the Walters State Expo Center’s facilities, grounds, equipment, and building systems to ensure a safe, functional, and professional environment for visitors, event participants, and staff. This position performs preventive maintenance, repairs, custodial services, groundskeeping, and general facility upkeep while supporting the setup, operation, and teardown of events. The Maintenance Technician operates equipment and tools, responds to facility and event-related maintenance needs, and helps ensure the Center remains event-ready at all times. The position also provides day-to-day oversight and direction to 1–5 temporary employees assigned to maintenance, custodial, grounds, and event support activities, while maintaining a safe, attractive, and welcoming environment that supports the Expo Center's successful operation.
Essential Job Functions:
- Performs preventive maintenance, troubleshooting, repairs, and general upkeep of Expo Center facilities, building systems, and equipment to ensure a safe, functional, and professional environment. Duties include plumbing, electrical, mechanical, carpentry, and general maintenance work; replacing and repairing lighting fixtures, electrical outlets, switches, and breakers; completing basic plumbing repairs, including PVC piping, toilets, sinks, and related fixtures; and conducting routine inspections and servicing of equipment by checking fluids, replacing consumable parts, and identifying maintenance needs. Coordinates with other college departments, contractors, and vendors as necessary to complete specialized repairs and maintenance projects.
- Prepares arenas, event spaces, barns, and surrounding facilities for a wide variety of events and activities. Operates tractors, skid steers, utility vehicles, and other equipment to prepare arena surfaces and grounds; transports, installs, and removes gates, panels, fencing, seating, and other event-related equipment; and assists with event setup, operational support, and post-event restoration to ensure facilities meet the needs of event organizers, participants, and guests.
- Maintains the cleanliness, appearance, and functionality of the Expo Center’s buildings, arenas, barns, grounds, and public areas. Performs routine custodial duties, including collecting trash, sweeping, mopping, pressure washing, cleaning restrooms, washing windows and doors, sanitizing facilities, and maintaining seating areas. Assists with groundskeeping activities, including mowing, trimming, landscaping, and maintaining exterior areas. Cleans and prepares livestock and equestrian facilities, including shoveling and removing stall waste, to ensure facilities remain safe, sanitary, and event-ready.
- Serves as a positive representative of Walters State Community College by providing professional, courteous, and responsive customer service to event promoters, exhibitors, vendors, participants, visitors, and guests. Communicates effectively before, during, and after events to assist with facility-related needs, address concerns, and contribute to a positive customer experience while maintaining the professional image of the College and Expo Center.
- Provides day-to-day direction and oversight of temporary workers, event labor personnel, and inmate work crews assigned to the Expo Center. Assigns tasks, monitors work activities, ensures compliance with safety procedures and facility standards, and verifies completion of assigned duties. Coordinates and transports inmate workers to and from the Hamblen County Jail as authorized and maintains appropriate supervision while work is being performed on Expo Center property.
- Maintains compliance with applicable safety regulations, operational procedures, and College policies. Identifies potential hazards, reports maintenance concerns, uses appropriate personal protective equipment, and promotes safe work practices while operating equipment, performing maintenance, and supporting events. Assists in maintaining facilities in a manner that protects the safety of employees, visitors, participants, and animals using the Expo Center.

Required Qualifications:
- High school diploma or an equivalent certificate
- Knowledge and experience in basic building maintenance.
- Knowledge of grounds maintenance methods and procedures
- Valid TN Driver’s License
- Stable Work History
- Strong, personable skills and ability to collaborate well with multiple constituents.
Preferred Qualifications:
- Experience with applying pesticides, with a Pesticide Applicator License

Leadership & Supervisory:

- Supervises and directs the work of approximately one to five temporary, part-time, inmate, or event support employees, assigning tasks, monitoring work quality, ensuring adherence to safety procedures, and verifying timely completion of assigned duties.
Environment & Working Conditions:
- Frequent exposure to extreme heat, humidity, noise, and temperature changes. Occasional exposure to extreme cold.
- Due to the nature of the position, bodily injury could occur, including damage from flying debris or hearing damage.
- Work around livestock and other animals, including hauling bags of shavings and cleaning stalls after events.
Physical Demands (including requirements for travel or working nights/weekends/holidays):
- Ability to safely operate landscape and grounds equipment
- Ability to climb ladders
- Ability to lift 50lb bags
- Ability to carry 25lb sprayers/blowers
- Hours can vary depending on the scope and nature of an event. Work flexible hours, including long hours, nights, and weekends as necessary for Expo Center Events.
