Purpose of Position
Responsible for the visioning, management, development, review, coordination and training of design standards and standard operating procedures of mechanical, electrical, plumbing, and building controls on all university buildings for the Facilities Management Department at the University of North Dakota.
All Facilities Management positions are subject to callbacks seven day a week, 24 hours a day. Weekend work as required.
Duties & Responsibilities
- Manage and Direct Operations of The Systems, Electrical, Electronics, Building Automation and Plumbing Trades
- Provide direction to and coordination between the systems, electrical, electronics, building automation and plumbing trades
- Coordinate, oversee and manage repair, installation and maintenance work assignments performed by technicians, vendors and contractors performing mechanical, electrical and plumbing (MEP) operations.
- Manage and provide oversight of campus MEP projects.
- Manage and direct the campus building automation management system.
- Develop Standard Operating Procedures (SOPs) for The Mechanical, Electrical and Plumbing Operations of The Facilities Management Department
- Direct the development of and recommend (SOP’S) for MEP operations.
- Oversee training for MEP operations trades on approved SOP’S.
- Ensure SOP’S compliance by MEP operations trades. Ensure safe operational practices and processes are followed
- Direct Preventive Maintenance Efforts for the MEP trades of the Facilities Management Department
- Assist the Preventive Maintenance areas in establishing and maintaining MEP PM’s.
- Oversee the evaluation, collection and maintenance of an inventory of all MEP operations equipment.
- Provide direction in the development of a preventive maintenance program for all MEP operations trades.
- Implement administratively approved standards. Ensure standards compliance by MEP operations trades.
- Monitor and Evaluate Maintenance / Deferred Maintenance Levels and Recommend Staffing Levels for The Facilities Management Department
- Accountable for establishing MEP maintenance objectives with corresponding metrics; development and implementation of a plan to meet or exceed established objectives.
- Monitor and evaluate ongoing MEP maintenance levels.
- Monitor and evaluate ongoing MEP deferred maintenance levels and concerns.
- Monitor, plan, confer and recommend MEP staffing levels to administration.
- Makes periodic or special inspections of premises to determine repair/maintenance standards are being met.
- Direct the Development of Design Standards for the MEP Operations of the Facilities Management Department
- Direct and recommend MEP design standards.
- Direct the Implementation of administratively approved standards.
- Ensure standards compliance by MEP operations trades.
- Review and advise in the implementation of design standards in all University construction projects
- Review blueprints and specifications for Planning, Design and Construction (PDC) projects to ensure compliance with design standards and recommend changes for improvement.
- Lead Bluebeam session review efforts of the Schematic Design (SD), Design Development (DD), and Construction Documents (CD) for PDC projects.

Minimum Requirements
- Bachelor’s degree in Engineering, IT or related field with 5 years of experience in MEP operations OR 10 years of directly related experience.
- 5 years supervisory experience
- Computerized Maintenance Management System (CMMS) experience
- Experience with Microsoft Word, Excel and Outlook
- Valid driver's license
- Successful completion of a Criminal History Background Check
