The University of Mary Washington has an exciting opportunity to join our team as the Assistant Director of Maintenance Services. Key responsibilities of the Assistant Director include, but are not limited to:
Plans, coordinates, and manages all aspects of both in-house and contracted work.
Conducts inspections of new construction and maintenance activities.
Performs comprehensive inspections of all UMW facilities and buildings.
Supports the development and maintenance of the Facilities asset inventory.
Required KSAs/Competencies/Qualifications
Strong knowledge of local and state codes applicable to construction and maintenance.
Proficient in reading and interpreting construction plans and specifications.
Skilled in coordinating and scheduling projects and repairs with contractors and multiple trade shops.
Capable of developing construction, repair, and remodel plans, including accurate cost estimates for labor and materials.
Knowledgeable in safety requirements, including working from elevated workstations (e.g., ladders, scaffolds), accessing confined spaces, and meeting necessary medical certifications.
Physically able to perform tasks involving prolonged standing, walking, reaching, bending, and pushing/pulling in various weather conditions, including extreme temperatures.
Effective communicator with a strong ability to provide excellent customer service and foster a collaborative team environment.
Excellent decision-making and problem-solving skills.
Demonstrated ability to manage multiple projects efficiently and meet deadlines.
Experienced in maintaining a safe work environment and adhering to job site safety protocols.
Able to work effectively with internal and external stakeholders at all organizational levels.
Strong verbal and written communication skills.
Able to follow both written and oral instructions accurately.
Proficient in maintaining accurate and organized digital records using electronic systems.
Highly proficient with Microsoft Office Suite, including Excel, Word, Visio, Planner, and MS Project.
Strong technical writing skills with the ability to write clearly, descriptively, and persuasively.

Required Experience:
Progressive hands-on experience in the trades, including management and supervisory roles.
Proven ability to manage and supervise one or more structural and mechanical trade shops in daily operations and project execution.
Strong multitasking skills with the ability to manage competing priorities effectively.
Extensive experience supervising and coordinating multiple trades in the completion of new construction and remodeling projects.
Demonstrated leadership in overseeing multiple trade groups in day-to-day operations.
Experience handling personnel matters, including performance management and conflict resolution.
Strong communication skills, both verbal and written.
Proficient in the use of various computer software applications.
Solid project management skills with a track record of successfully managing multiple projects simultaneously.
Additional Considerations:
Knowledge, Skills, and Abilities (KSAs):
Familiarity with Virginia State purchasing guidelines and procedures.
Education:
Associate or Bachelor’s degree in Engineering or Business-related fields.
Completion of FEMA courses 100, 200, and 700.
Experience:
Experience working in K–12 and/or secondary education environments.
Licensure/Certification:
Possession of any relevant trade certification and/or licensure.
