National Facility Manager

ISS Facility Services is looking for an experienced National Facility Manager to join our team in Auckland and take responsibility for the safe, compliant, efficient and consistent delivery of facilities management services across a major national client account.

This is an exciting opportunity to take ownership of a complex facilities environment supporting a well-known global organisation with a significant New Zealand presence.

About the role

As National Facility Manager, you will be the primary ISS facilities management contact across the client's New Zealand sites, taking operational ownership for the delivery of contracted facilities management services.

You'll work closely with client stakeholders, ISS teams, service partners and subcontractors to ensure facilities are safe, compliant, well maintained and operating effectively.

This is a hands-on role requiring someone who can combine strong technical facilities management knowledge with excellent stakeholder management and commercial awareness.

You'll be responsible for:

  • Leading the day-to-day delivery of facilities management services across the national portfolio.

  • Building and maintaining strong relationships with senior client stakeholders and site representatives.

  • Providing technical facilities management expertise across building services, assets and infrastructure.

  • Managing planned preventative maintenance (PPM) and reactive maintenance programmes.

  • Coordinating service partners, contractors and subcontractors and holding them accountable for agreed service standards.

  • Ensuring facilities, equipment and building services remain compliant with statutory, contractual and client requirements.

  • Managing asset information, maintenance records, work orders and facilities documentation.

  • Conducting regular site inspections, audits and compliance reviews.

  • Monitoring and delivering agreed KPIs, SLAs and operational performance standards.

  • Managing incidents, service interruptions and operational disruptions through to resolution.

  • Supporting capital works, upgrades and improvement projects, including contractor and project coordination.

  • Identifying opportunities to improve asset reliability, operational continuity, service efficiency and cost effectiveness.

  • Managing site-level budgets, purchase orders, variations and expenditure.

  • Supporting the development and delivery of asset management plans.

  • Working closely with ISS's Asset Management, HSEQ, Procurement, Finance, People & Culture and National Call Centre teams.

  • Attending client meetings and providing clear reporting on operational performance, risks, incidents and improvement opportunities.

  • Supporting client audits and compliance programmes.

  • Driving a proactive safety culture across ISS employees, contractors and service partners.

Safety, Quality & Compliance

Safety will be a key part of your role.

You'll take ownership of HSEQ performance across the portfolio and ensure ISS employees, contractors and service partners operate in accordance with ISS policies, client requirements, industry standards and New Zealand legislation.

This includes:

  • Identifying and managing operational hazards and risks.

  • Ensuring incidents, hazards and near misses are reported, investigated and appropriately actioned.

  • Conducting workplace inspections, safety observations and risk assessments.

  • Ensuring contractor management processes are followed.

  • Supporting audits and maintaining accurate compliance documentation.

  • Promoting a proactive, visible and positive safety culture.

  • Identifying opportunities to reduce operational risk and improve environmental performance.

About you

We're looking for an experienced facilities management professional who is comfortable working in a technically complex and fast-paced operational environment.

You'll ideally have:

  • Significant experience in facilities management, ideally within a manufacturing, industrial, food and beverage or similarly complex environment.

  • Strong knowledge of building services, including mechanical, electrical, fire, hydraulic and essential safety systems.

  • Experience managing planned preventative maintenance and reactive maintenance programmes.

  • Experience managing contractors, subcontractors and multiple service partners.

  • Strong understanding of building compliance, HSEQ and risk management.

  • Experience with CMMS, CAFM or work order management systems.

  • Experience managing assets, maintenance schedules and technical documentation.

  • Strong client and stakeholder management skills, with the ability to build trust and influence outcomes.

  • Proven ability to manage budgets, expenditure and variations.

  • Strong problem-solving and decision-making skills.

  • Excellent written and verbal communication skills.

  • The ability to prioritise competing demands while maintaining service levels.

  • A calm, organised and solutions-focused approach, particularly during incidents or operational disruption.

  • Experience leading, coaching and developing teams.

A qualification in facilities management, business, engineering, project management or a related discipline would be advantageous. We are equally interested in proven industry experience and demonstrated capability.

It would be advantageous if you also have experience with:

  • GMP, KORE, FSSC, ISO or similar compliance frameworks.

  • Asset lifecycle planning.

  • Capital works and project delivery.

  • Technical service contracts.

  • Mobilisation, transition or transformation projects.

  • Continuous improvement and operational efficiency programmes.

  • Working within manufacturing, food and beverage or industrial environments.
