Title: Maintenance Technician

Position Purpose:

This position is responsible for a wide range of general maintenance, repair, and inspection activities. Performs routine and preventive maintenance activities on a variety of building systems including emergency lighting, emergency egress pathways and fire escapes, filter changes for HVAC equipment and water fountains. Perform seasonal inspection activities including dorm room inspections upon student move-out, exterior building condition assessments, winter egress pathways, etc. Document specific meter readings on a variety of equipment and vehicles, including generator run hours, vehicle mileages, etc.

Job Duties:

  • Conduct routine inspections and necessary repair of emergency lighting systems and equipment per code requirements. 
  • Perform preventative maintenance in cross-functional areas, including carpentry, plumbing, and HVAC equipment. This includes filter and belt replacements in fan coil units, air handlers, air compressors, and other HVAC equipment; water filter replacement in water fountains and other plumbing equipment. 
  • Perform basic repairs and cross-functional maintenance on a wide variety of equipment without supervision where professional licensing is not required, and/or assist with maintenance and repair work under supervision of a journeyman or master level licensed technician for more complex work. 
  • Conducts inspections of college facilities periodically to identify deficiencies, including dorm rooms, building exteriors, exterior walkways, egress pathways, fire escapes, and other building systems or equipment. 
  • Performs electronic recordkeeping related to preventive maintenance and repair; tracks assigns personal labor hours, enters work logs, reviews, and closes assigned work orders using a handheld electronic device. 
  • Ability to learn and maintain a broad working knowledge of materials, systems, and code requirements related to the maintenance of college facilities. 
  • Responds to college emergencies and closures including adverse weather to ensure that all facilities are protected and remain operational. Assists with tasks required to keep campus operational, including snow shoveling and ice removal, systems, and equipment checks, and start-up operations of systems as assigned. 
  • Once familiar with campus buildings and systems, performs after-hours emergency response “on-call” duties in rotation. 
  • Knows and understands basic OSHA safety requirements and safety procedures of the college and performs all work in accordance with proper safety procedures. 
  • Operates a college vehicle and is responsible for its safe operation and reporting any observed maintenance needs. 
  • Maintains appropriate records and reports. 
  • Performs other duties as assigned.

Minimum Qualifications:

Education

  • High school diploma or general education degree (GED). 
  • Related degree or certification from a technical school preferred but not required. 
  • Must possess a valid Maine driver's license.

Experience

  • Proven maintenance work experience for a minimum of one year. 
  • Any combination of training, education, and experience that would provide the required knowledge, skills, and abilities.

Skills and Knowledge

  • Skilled in the use of hand and power tools. 
  • Ability to check blueprints, repair manuals, or parts catalogs as necessary.
  • Professional presentation and attitude. 
  • Ability to maintain focus while working individually. 
  • Demonstrate strong customer service skills and establish, maintain, and foster positive and effective working relationships.
