Purpose of the Position:

This employee is a key member of UAH Facilities & Operations department, which is responsible for the planning, design, construction, renovation, maintenance, and repair for each of the University’s 90+ buildings and 500 acres. The Construction Project Manager I manages and coordinates a wide variety of capital planning, construction and renovation, and major maintenance projects, ensuring that projects meet expected deliverables.

Duties/Responsibilities
• Manage and coordinate a wide variety of renovation and facility renewal construction projects. Has accountability to ensure delivered projects meet the documented scope of work, contract requirements, schedules and budgets. Ensure compliance with UAH standards, building and safety codes and other regulations.
• Manage and coordinate performance of design professionals, consultants and vendors on planning, design and construction projects.
• Inspect and review construction progress and make recommendations to the Campus Architects for improvements and solutions to correct deficiencies. Oversee warranty period activities and communication with building users and contractors to get the buildings functioning correctly and addressing deficiencies in a timely manner.
• Assist the Campus Architects and Facilities Directors in the Capital and Deferred Maintenance Project Plan and prioritization process. Schedule and manage approved repairs, replacement and/or remodeling projects.
• Prepare and communicate estimates of probable cost for all accountable projects. Track and manage budget updates throughout the course of the project. Identify potential cost overruns and help identify solutions to keep accountable projects within budget.
• Review contract documents including contracts, invoices, pay applications, purchase orders, change orders and other documents related to accountable projects.
• Develop, manage and track project schedules of all accountable projects, comparing actual progress to established milestones. Prepare detailed reports on project progress, identifying milestones, potential problems and solutions to keep projects on track to meet expected schedules.
• Provide regular communications, updates, and reports throughout the project phases to Senior Campus Architect, AVP Facilities & Operations, Facilities Directors, Environmental Health and Safety, and applicable stakeholder groups.
• Maintain project management tools, schedules, budgets, files and official records of all accountable projects. Assure all drawings and operations & maintenance documents are received, shared and filed appropriately.
• Proficient with the use of Microsoft Word, Microsoft Excel, Google Suite and Adobe Acrobat computer software.
• Work directly with department representatives to gather information on project needs and develop project requirements to include a well-defined scope of work and estimate of probable cost.
• Interact with local and state building/code officials to verify compliance with building and safety codes and regulations.
• Assist in maintaining accurate and comprehensive campus facility drawings, specifications and project files including original construction documents, modifications and actual constructed conditions.

Minimum Requirements:

• Bachelor’s degree in Construction Management, Facilities Management, Business, or related field, or equivalent experience.
• 1-5 years of experience in construction, construction management and/or facilities management.
• This employee will be a regular driver as defined in the UAH Vehicle Safety Management Program, which includes, but is not limited to, possessing a valid driver’s license and maintaining an acceptable MVR in the judgment of the University’s insurance company.
• Proficiency in Microsoft Office Suite, Google Suite, and Adobe Acrobat.
• Ability to read and understand specifications, blueprints, and drawings relating to all types of construction and equipment.
• Ability to negotiate and influence others and to create & maintain effective working relationships both internally and externally.
• Ability to control, supervise, and monitor the performance of contractors and contracted engineers/architects.
• Ability to prioritize, plan, and organize own workload to meet conflicting demands, budgets, and deadlines.

Desired Qualifications:

• Knowledge of Procore or similar construction management software is desired.
• Knowledge of AutoCAD is preferred.
• Knowledge of the State of Alabama Title 39 and Title 41 requirements desired.
• General knowledge of building codes is preferred.

Published Salary (if available):

$62,171 - $72,000
