Under the direction of the Manager, Maintenance Services in the Department of Facilities Services (DFS), supervises assigned maintenance trade personnel to ensure an efficiently functioning, safe, and clean environment in the tasks of painting, drywall, windows, glass, flooring, roofing, and tile repairs while implementing water intrusion, asbestos, and microbial abatement protocols. Responsible for daily work prioritization, quality control, and customer communication. Must have strong experience in the field and demonstrate the ability to work well with vendors, contractors, and internal stakeholders. Collaborates with DFS leadership to create a culture of professionalism, collaboration, and excellence, and must be understanding, honest, and committed to adhering to all protocols.

Duties

  • Supervise and oversee the activities of all in-house employees and vendors for the structural services department on the Malibu campus by using both verbal and written instructions in compliance with guidelines provided by the immediate supervisor.
  • Responsible for daily work order assignments for approximately 10 technicians, stakeholder communications, and aligning staff resources with departmental and University priorities. Maintain clear and consistent follow-up on requests and status updates. Provide annual staff evaluations and regular feedback.
  • Maintain adherence to safety standards and training for all staff.
  • Use the TMA work order system for tracking performance and resource usage.
  • Assist with strategic planning, assessment of facilities, and oversight of shop inventory and materials.
  • Hire and train qualified employees, with an emphasis on collaboration, honesty, and long-term growth. Builds a strong and cohesive team by promoting cross-training opportunities and sharing best practices among trades. Promote a respectful and inclusive work environment, and supports good conflict resolution practices to maintain team cohesion.
  • Maintain oversight of contractor and vendor work, building good working relationships while ensuring contractual and scope compliance.
  • Proactively identify and address issues related to building conditions by conducting regular inspections and collaborating with Manager, Maintenance Services to develop solutions.
  • Ensure timely inspection and required remediation of all reported microbial concerns, coordinating with environmental health specialists and communicating findings and actions taken to appropriate campus stakeholders.
  • Oversee the University's asbestos protocol, including monitoring compliance with abatement procedures, maintaining required documentation, and coordinating communication with contractors and regulatory agencies.
  • Provide leadership and coverage during emergencies and off-hour events as needed. Perform other duties as assigned and adjust schedule to provide oversight during weekends or off-hours when needed.
  • Regularly participate in DFS leadership initiatives and team development programs.

Skills and Qualifications

Required:

  • Proof of legal U.S. working status.
  • High school diploma or equivalent.
  • Six (6) years of experience at the Journeyman level in a related trade, including at least two years in a supervisory role, is strongly preferred.
  • Must demonstrate strong experience in the field, including maintenance practices, shop inventory management, and project coordination.
  • Valid California driver’s license.
  • Must be experienced with vendors, contractors, and cross-functional University stakeholders.
  • Must possess strong written/verbal communication, interpersonal, and conflict resolution skills.
  • Ability to lead with honesty, fairness, and understanding, while maintaining accountability and high morale.
  • Experience in purchasing, scheduling, budgeting, and employee engagement.
  • Must be able to read construction drawings.
  • Must be able to lift up to 50 pounds occasionally.
  • Must be insurable under the University's auto insurance and willing to use a personal vehicle for business purposes (mileage reimbursed).
  • Strong computer skills, including Microsoft Office, Google Workspace, and a computerized work order system (e.g., TMA).

Preferred:

  • Ten (10) years of experience at the Journeyman level in a related trade, including at least two years in a supervisory role.
  • Completion of a recognized apprenticeship or trade school.
  • Prior experience with asbestos regulations.

This is a Regular, Exempt, 40 hour per week position.

Expected Pay Range: $78,000 - $86,000 per year

The above pay range reflects what Pepperdine University reasonably expects to pay for this position at time of posting. Actual compensation may vary based on relevant factors such as work experience, market conditions, education/training, and skill level. In addition to base pay, Pepperdine offers a robust and highly competitive benefits package.
