Under the direction of the Associate Director, Custodial Services in the Department of Facilities Services (DFS), the Assistant Manager is responsible for designated areas of Custodial Services Division to ensure an efficiently functioning, safe, and clean environment in which the University can live, learn, and work. The Assistant Manager provides the highest level of customer service and provides leadership in the planning and implementation of daily operations; this includes buildings, personnel, and oversees relevant cleaning, pest control, waste management, and event support processes.

Duties

  • Collaborate with the Associate Director, Custodial Services to develop the cleaning programs for Custodial Services and implement the University's cleaning standard in multiple school sites. Ensures that custodial services meet the needs of the department, the University, and custodial guidelines by scheduling work activities and adjusting workloads to compensate for scheduled and unscheduled absences, changing priorities, and special custodial projects. 
  • Inspect work of personnel assigned, by conducting regular inspections and direct corrective measures to secure satisfactory performance. Provide annual staff written evaluations and ongoing informal evaluations. Provide site-based leadership, coaching, and mentoring for custodial and maintenance staff to provide quality care of the buildings. 
  • Enforce University rules and policies regarding employee conduct by advising custodial personnel of the University's rules and policies on employee conduct, issuing verbal warnings and written reprimands for violations, and recommending progressive disciplinary action to the immediate supervisor as appropriate. 
  • Perform regular administrative tasks such as maintaining files, processing paperwork, entering data, and managing the TMA work order system. Ensure that administrative records and reports regarding custodial personnel are accurate and current by reviewing the work order system and employee time cards to document, track, and analyze as applicable. 
  • Assist with the coordination of pest management for the campuses, including vendor coordination and reactive and proactive service.
  • Operate custodial equipment and ensure custodial staff are utilizing and maintaining available equipment to perform tasks efficiently and effectively. 
  • Assume leadership of Custodial Services operations during the absence of the Associate Director. 
  • Responsible for maintaining positive relationships with University customers by providing timely oral and written communication with managers, administrators, and staff regarding the delivery of custodial services. 
  • Contribute to the overall success of the department by performing other essential duties and responsibilities as assigned. Provides continuity of custodial services under emergency conditions or unique circumstances by performing custodial duties directly related to the emergency conditions or as the situation dictates. 
  • Perform other duties as assigned.

Skills and Qualifications

Required:

  • Graduation from high school or its equivalent is required.
  • Four years of experience in custodial services, two of which must have been supervisory, which includes knowledge of cleaning procedures, equipment, and supplies.
  • Must hold a valid California Driver's license, maintain an acceptable DMV driving record, and remain insurable by University insurance carrier at all times while employed.
  • Must be able to bring a current DMV driving record printout on the first day of employment.
  • Ability to use a desktop computer.
  • Ability to bend, stoop, twist, traverse rugged terrain, climb up and down ladders and scaffolding.
  • Ability to lift and carry 50 pounds, including up and down stairs, and occasionally lifting and carrying 75 pounds.
  • Strong English written and verbal communication and interpersonal skills.
  • Basic computer skills and competency with Microsoft Office and Google email.
  • Knowledge and experience using a computer work order system.

Preferred: 

  • Five years or more of supervisory experience in custodial services.
  • Eight years or more total years of experience in custodial services.
  • Experience in custodial services within a higher education setting. 
  • Experience in athletic, event, or arena custodial services. 
  • Ability to work shifts overnight and non-standard shifts regularly. 
  • Bilingual in Spanish and English. 
  • Advanced proficiency in computerized maintenance management software. 

This is a Restricted, Exempt, 40 hour per week position.

Expected Pay Range: $77,500 - $83,000 per year

The above pay range reflects what Pepperdine University reasonably expects to pay for this position at time of posting. Actual compensation may vary based on relevant factors such as work experience, market conditions, education/training, and skill level.
